Blinds are the one thing in a rental unit that every tenant touches every day, and the one thing that most often gets left for the maintenance staff to hang between everything else. The result is brackets screwed into drywall above the window that pull out the first time someone yanks the cord, blinds that are an inch too narrow for the opening, and a building where no two windows match. Doing it by the unit, all at once, with one person measuring and one standard product, fixes that.
JMB Builders installs blinds by the unit and by the building. We measure every window first, because the windows in one building are never all the same size, and an inside mount needs the exact opening width at three points. We hang the blinds with the brackets screwed into the window jamb or the head casing, or into blocking above the window for an outside mount, never into drywall alone. Cordless lift blinds are what we hang when you are choosing, since a cord in a unit with kids is a problem you do not want. Every blind is tested and the slats leveled, and you get a photo of each window.
At turnover we do the same thing one unit at a time: replace the blinds the last tenant broke, put the pulled-out brackets back into wood, and match the rest of the building. If you keep a stock of your building standard we pull from it; if not we order to the measurements and bring them.

Situations and options
Inside mount in the window jamb
The blind sits inside the window opening with the brackets screwed into the jamb at the top. The cleanest look and the most common in newer buildings with a deep enough jamb. Needs an exact width, which is why we measure each window.
Outside mount on the casing or wall
The blind mounts above the window on the head casing or the wall, covering the opening. Used on shallow jambs and where the window is not square. The brackets go into the casing or into blocking we add behind the drywall, not into anchors.
Cordless blinds for the building standard
Faux wood or vinyl blinds with a cordless lift. No cord to pull out the bracket, nothing for a child to reach, and nothing to tangle. The choice we make when you ask us to pick one product for the whole building.
Patio doors and wide windows
A vertical blind or a wide horizontal on a sliding patio door or a picture window, with the headrail into the header framing. Sized so the door still opens fully.
Turnover replacement
One unit at a time: the broken blinds swapped for the building standard, pulled-out brackets reset into wood, holes filled, and the rest of the windows checked and leveled.

Do you install blinds for a whole apartment building?
Yes. We measure every window in the building first, order or pull the blinds in your standard, and hang them floor by floor. The brackets go into the jamb or the casing, not drywall, so they stay in through the next tenant. You get a photo of every window and one invoice per unit, or one for the building, whichever your books need.
Why do blind brackets keep pulling out of the wall in rental units?
Because they were screwed into drywall above the window with the short screws in the bag. The first hard pull on the cord or the wand rips them out. We mount the brackets into the window jamb for an inside mount, or into the head casing or a piece of blocking behind the drywall for an outside mount. The screw is in wood and the bracket stays.
Should rental blinds be cordless?
We think so, and it is what we hang when the choice is ours. A cordless blind has nothing for a child to reach and nothing for a tenant to yank the bracket out with. They cost a little more per window than a corded blind and last longer in a rental. If your building standard is corded, we mount the cord cleats and hang them the same way.
Can you replace just the broken blinds at turnover and match the rest?
Yes. Send a photo of one of the good blinds and we match it, or pull from your stock if you keep one. The broken ones come down, the brackets get reset into wood if they pulled out, the holes are filled, and the new blinds go up in the same style so the unit matches. We check the other windows while we are there and level anything crooked.
Inside mount or outside mount for apartment windows?
Inside mount when the jamb is deep enough for the headrail and the window is reasonably square. It looks cleaner and the brackets go into the jamb. Outside mount when the jamb is shallow, the window is out of square, or there is a crank handle in the way. We decide window by window when we measure and tell you which is which.
Do you take down and dispose of the old blinds?
Yes. The old blinds and brackets come down, the old holes get filled, and the old blinds go with us. If some of the old blinds are still good and match the standard, we set them aside for your stock instead. Tell us which you want before we start.
