Window screens in a rental come out for cleaning, for a cat, for a fan, and they go back in bent, or they go in the closet, or they go in the dumpster. By turnover the unit is short a few screens and the ones left have holes. It is a small job per window and a big job per building, and it is the kind of thing that gets a tenant calling in June when the windows open.
JMB Builders does screens by the unit and by the building. A frame that is straight gets new mesh rolled in with new spline and the corners checked. A frame that is bent, or a screen that is missing, gets a new frame built to the window's exact size in aluminum frame stock, with the right corners, pull tabs and the clips or springs that window uses. Every screen is tagged to its window while we measure, and every screen is fitted into its window before we leave, so nobody is left sorting a pile of screens that almost fit.
We do fiberglass mesh as the standard, pet-resistant mesh where you ask for it, and we match the frame color to the window. Sliding patio screen doors are a different job with rollers and a track; those have their own page.

A window count and a photo of one window and one damaged screen is enough for a per-unit number. A building run gets a better rate.
How long it takes
One unit with six windows: two to three hours on site, or a day's turnaround if the frames come to us. A building: scheduled by floor, with a per-day count after we measure.

Situations and options
Rescreen a straight frame
Old mesh and spline out, frame cleaned, new fiberglass mesh rolled in tight with new spline, corners checked and re-pinned. The frame goes back in the same window with its tag.
New frame built to size
For a bent frame or a missing screen. Aluminum frame stock cut to the window, corners set, mesh rolled in, pull tabs and the window's clips or springs installed. Matched to the frame color of the other screens.
Whole building screen run
Every unit measured and tagged, every screen rescreened or rebuilt, every window fitted, on a floor-by-floor schedule. One invoice per unit or one for the building.
Pet-resistant mesh
A heavier vinyl-coated mesh that stands up to claws, in the units where a pet is allowed. Same frames, same install, longer life.
Half screens and slider screens
Double-hung windows take a half screen, sliders take a screen on one side, and each window brand holds them differently. We match the window so the screen locks in and does not fall out on the lawn.

Do you rescreen apartment window screens or replace them?
Both, sorted screen by screen. A frame that is straight and has sound corners gets new mesh and spline, which is the cheaper fix. A frame that is bent, has a broken corner, or is missing altogether gets a new frame built to the window's size. We measure everything first and tell you the split before we start.
Can you replace window screens for a whole building?
Yes. We measure every window and tag each screen to it, rescreen or rebuild them, and fit every one back in its window on a floor-by-floor schedule. Screens that were stored somewhere in the building get sorted and matched to windows. You get a photo of each window with its screen in and a per-unit or per-building invoice.
How do you know which screen goes in which window after they are all out?
We tag them. Every screen gets a label with the unit and the window when it comes out, and new frames are built with that tag on them. Screens in one building look identical and are not, so a screen that is a quarter inch off falls out or will not go in. Fitting each screen back into its window before we leave is part of the job.
What kind of mesh do you use for rental window screens?
Standard fiberglass mesh in charcoal, which is what most windows came with, is cheap and easy to rescreen next time. Pet-resistant vinyl-coated mesh is heavier and holds up to cats and dogs, worth it in the units that allow pets. We use the mesh you specify, or standard fiberglass when you do not.
Can a bent window screen frame be straightened?
A slight bow can sometimes be straightened enough to rescreen, but a frame kinked at a corner or bent along one side will not hold mesh tight or sit in the window. A new frame built to the window's size costs about the same as the labor to fight the old one, and it fits. We straighten the ones that will come back and rebuild the rest.
Do you do sliding patio screen doors too?
Yes, but they are a different job, with rollers, a track and a latch, so they have their own page and their own line on the quote. If a unit needs window screens and the patio screen door on the same visit, we do both and invoice the unit once.
