Triple Pane Windows for an Apartment Building — Glass Choices

Tenants on the north side complain about cold rooms and frosted glass every January, and the owner wants to know whether triple-pane is worth it across the building.

Triple pane windows for an apartment building make sense on the coldest elevations and in units with frost and comfort complaints, but not every line offers them. JMB Builders prices dual-pane Low-E and triple-pane on the same opening list, so the owner sees the difference unit by unit, and installs across the Twin Cities metro to St. Cloud. Priced per opening. Photo reply within one business day, or a free walkthrough.

  • Priced per opening, dual and triple side by side
  • Triple-pane by elevation or whole building
  • Only lines that offer it are priced

Triple-pane adds a third pane and a second air space, which keeps the room-side glass warmer. Warmer inside glass means less of the cold draft people feel near a window and less frost on cold nights. Condensation still depends on the humidity tenants keep in the unit, so triple-pane helps but does not cure a wet unit by itself.

Not every line offers it. Among the lines we install: Pella offers optional triple-pane on the 250 Series and, on Impervia, only on awning, casement and picture units. ProVia offers triple-pane ComforTech upgrades on Endure. Andersen offers it on the A-Series and E-Series, and on the 400 Series only in select markets. The Andersen 100 Series and Encompass by Pella are dual-pane only; on those, the Low-E coating does the cold-weather work.

Triple-pane units are heavier and the frames can be deeper, so balances, setting blocks and jamb extensions are checked at the measure. Before we bid, we check the city's contractor licensing and permit rules for that building. On buildings four stories or taller the energy code that applies may differ, and the building official decides.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Which elevations or units get triple-pane
  • Any tenant comfort or frost complaints, by unit
  • Tenant notice and unit access for measure and install
  • A decision on painting new interior trim, quoted as its own line

What JMB supplies

  • An in-person measure of every opening, with frame depth noted
  • A bid with dual-pane and triple-pane priced per opening
  • Only lines that offer triple-pane in that style priced
  • The building on one order so glass matches by elevation
  • Two people on heavy sash; balances matched to the weight
  • Jamb extensions to the new frame depth where needed
  • Certificate of insurance and W-9 on request

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Triple-pane on every opening or only on cold elevations
  • The line and style: some offer triple-pane only on casements and pictures
  • Low-E coating choice and foam-filled frames
  • Window size: large picture units with heavy glass
  • Deeper frames that need new jamb extensions or returns
  • Upper floors that need two people and staging

Send elevation photos marked with north, the units with comfort complaints, and one typical window inside and out.

How long it takes

Lead time depends on the brand and glass and is written on the quote. Once windows arrive, a unit typically takes one to two working days.

Situations and options

Dual-pane Low-E everywhere

The base package on every line. A Northern-climate Low-E coating, argon fill and a warm-edge spacer. The coating choice matters more than the pane count on dual-pane-only lines.

Triple-pane on cold elevations

Triple-pane on the north and west sides, dual-pane on the south and east. The bid lists both so the owner can see what the upgrade adds.

Triple-pane whole building

Every opening in triple-pane, on a line that offers it in every style the building needs. Checked against frame depth and sash weight at the measure.

Mixed by style

On lines like Pella Impervia, triple-pane comes only on casement, awning and picture units. Bedrooms in those styles get it; sliders stay dual-pane.

Triple Pane Windows for an Apartment Building — Glass Choices: questions, answered

Are triple pane windows worth it for an apartment building in Minnesota?

They are most useful on north and west elevations and in units with frost or cold-room complaints, because the room-side glass stays warmer. Many owners do triple-pane on those elevations and dual-pane Low-E elsewhere. We price both on the same opening list so the owner decides with numbers in hand.

Which window lines offer triple pane glass?

Among the lines we install, Pella offers it on the 250 Series and on Impervia casement, awning and picture units, ProVia on Endure, and Andersen on the A-Series and E-Series, with the 400 Series in select markets. The Andersen 100 Series and Encompass by Pella are dual-pane only.

Will triple pane windows stop condensation in apartments?

They reduce it, because the inside pane stays warmer, but condensation also depends on humidity in the unit: cooking, showers, drying laundry and how the bathroom fan is used. Triple-pane helps; it does not replace ventilation.

Do triple pane windows fit in our existing window frames?

Sometimes as inserts, sometimes not. Triple-pane frames can be deeper and the sash heavier, so we note frame depth at the measure and build jamb extensions where the new frame sits deeper than the old one.

What Low-E glass should an apartment building get?

A Northern-climate Low-E with argon is the base on most lines, such as Pella AdvancedComfort Low-E, Andersen Low-E4 with the HeatLock coating, or ProVia ComforTech DLA-UV. The exact package is written on the bid by opening.

Do you promise energy savings from triple pane windows?

No. Savings depend on the building, the heating system, the old windows and how tenants live. We give you the NFRC label values for the units being ordered so the owner or an energy auditor can do the math.
