Townhouse Style Apartment Window Replacement — Per-Unit Packages

You own a row-house or townhome-style rental complex outright. Every unit has its own front door, a patio slider and the same tired windows, and you want them done unit by unit without an association in the middle.

Townhouse style apartment window replacement, for rental complexes with one owner: JMB Builders prices each unit as a package (its windows, its patio door and its front door), measures every unit in person, orders the complex as one spec and installs unit by unit, usually around lease turns. No board vote, no owner notices; you decide. Twin Cities metro to St. Cloud. Send photos for a reply within one business day, or book a free in-home estimate.

  • Priced per unit: windows, patio door, front door
  • One spec for every unit you own
  • Vacant units on turn go first if you want

A townhouse-style apartment complex looks like an association from the street, but there is one owner and one decision-maker. That changes the job. There is no board to approve a spec and no owners to notify; you pick the windows and doors once, and each unit gets the same package when its turn comes.

Each unit has the same three pieces: its windows, a patio or slider door to the back, and a front door to the outside. We quote them as one package per unit, with every opening listed, so you can see the price for a two-bedroom and a three-bedroom plan and sign for as many units as you want this year. Units built from the same plan are still measured one by one before ordering.

Many owners do vacant units on turn and occupied units on a set schedule. Either way each unit is finished in its own visit, floors and furniture are covered, and the patio and front door are locked the day they are set. How the city classifies the buildings sets the permit path, so before we bid we check the city's contractor licensing and permit rules for that complex.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • The unit list with floor plan type and which units are vacant or turning
  • Your one spec decision: window line, color, glass, patio door style, front door style
  • Notice to tenants as your leases and Minnesota law require, sent by you
  • Keys or a maintenance contact for each unit on its day
  • Where a trailer and the old units can sit on site

What JMB supplies

  • An in-person measure of every unit before its order
  • A per-unit package quote: each window, the patio door and the front door on their own lines
  • Windows and doors ordered through ABC Supply to one spec
  • Install unit by unit; patio and front doors locked the day they are set
  • Sill pans, flashing and foam at every door; rot at sills fixed on a set line
  • Drop cloths in the path, daily clean-up and haul-away
  • Permits pulled when the city requires them; COI and W-9 on request

How it is priced: per unit

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Floor plan: number and size of windows in each unit type
  • Patio door style: two-panel slider, wider slider or hinged
  • Front door: steel or fiberglass, glass, and whether the frame is replaced
  • Rot at patio door and front door sills
  • Exterior capping and interior trim scope
  • Units done in one season vs. a few at a time on turn
  • Painting of new doors, quoted as its own line

Send photos of one unit of each plan type, front and back, plus the unit list. The free in-home estimate firms up the package price.

How long it takes

Typically one to two working days per unit for windows, patio door and front door together. Lead time depends on the brand and is written on the quote.

Situations and options

Full package per unit

Windows, patio door and front door in one visit. One disruption for the tenant, and the whole back and front of the unit match.

Doors first, windows later

Patio and front doors across the complex now, windows on the same spec next year. The quote lists both so the later order matches.

On turn only

Each unit is done when it goes vacant, on the same spec and the same per-unit package price as written on the quote, for as long as the quote stays open.

Townhouse Style Apartment Window Replacement — Per-Unit Packages: questions, answered

How is a rental townhome complex different from an HOA window project?

With one owner there is no board vote, no reserve study and no notices to individual owners. You choose one spec and decide which units go when. The work itself is the same: every unit measured, one order, each unit closed up the same day.

Can each townhouse unit be priced as one package?

Yes. Each unit's windows, patio door and front door are listed line by line and totaled as a package. Units with the same floor plan have the same lines, so you can compare plans and budget by unit.

Should I replace the patio doors and front doors at the same time as the windows?

Doing all three in one visit means one disruption for the tenant and one color and hardware spec for the unit. It also lets us flash the door sills while the trim is already off. If the budget does not allow it, doors and windows can be split across years on the same spec.

Can you replace windows in occupied townhouse rentals?

Yes. We work inside one unit at a time and close every opening the same day, so tenants stay. You send the notice your leases and Minnesota law require; we give you the dates and which rooms we need. Pets need to be put away.

Do rental townhouses fall under the apartment building code?

It depends on how the buildings were built and how the city classifies them, as townhouses or as apartment buildings. That decides the permit and which rules apply. Before we bid, we check the city's contractor licensing and permit rules for the complex, and the building official has the final say.

What front doors work for townhouse rentals?

Insulated steel or fiberglass prehung doors are the usual choice, with a deadbolt and a lever or knob set you standardize across the complex. Glass in the door is optional. Every unit gets the same door so keys and parts stay simple.
