Student Housing Window Replacement — Done Between Leases
Your student building turns over every summer, and that short gap is the only time to replace windows without working around a building full of residents.

Student housing window replacement fits the gap between leases: JMB Builders measures every unit while students are still there, orders in time for the summer turnover, and installs vacant units back to back. Screens, sash locks and patio doors go on the same order. Buildings near St. Cloud State and Twin Cities campuses, priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit
- Measured in spring, installed between leases
- Screens, locks and patio doors in one order

Student buildings have one advantage: most of them empty out at the same time. If the windows are measured and ordered early, vacant units can be done back to back with no furniture to drape and no notice for each day. The catch is the calendar. Lead time depends on the brand and is written on the bid, so the measure has to happen while students are still in the units.
Student buildings also get hard use. Screens get pushed out, sash locks get forced, patio doors come off their track. Those parts go on the same order as the windows, so replacement screens and locks match what is in the building.
We are based in Zimmerman and work north to St. Cloud and across the Twin Cities metro. For buildings of five or more units, before we bid we check the city's contractor licensing and permit rules for that building; St. Cloud has its own contractor licensing for larger buildings.

- Screens, sash locks and patio doors on the same order
- Install schedule shared so cleaners and painters can follow

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Units and openings per unit
- How many units are vacant at once
- Patio doors and unit entry doors added to the order
- Insert vs. full frame
- Upper-floor exterior access
- Units still occupied during the install window
Send the unit list with lease dates and photos of a typical unit. Earlier requests give more room before the turnover.
How long it takes
Vacant units go faster than occupied ones; occupied units typically take one to two working days each. Lead time depends on the brand and is written on the bid, so request it early in the spring.

Student Housing Window Replacement — Done Between Leases: questions, answered
When should a student rental get its windows replaced?
In the gap between leases, when units are empty. To make that work, the building is measured while students are still there and ordered early, because lead time depends on the brand and is written on the bid.
Can you replace windows in a St. Cloud college rental?
Yes. JMB Builders works north to St. Cloud from Zimmerman. For buildings of five or more units we check St. Cloud's contractor licensing and permit rules for the building before we bid.
Should screens and locks be replaced with the windows in student housing?
Usually, yes. New windows come with their own screens and locks, and spare screens for the building can go on the same order so they match. Patio doors can go on the same order too.
What if some units are still occupied over the summer?
Those units are done the occupied way: the owner sends notice, residents clear the windows, and each opening is closed the same day. Vacant units are scheduled around them.
How do window installs fit with cleaners and painters at turnover?
We share the unit schedule with the manager so cleaners and painters can follow a unit after the windows are in. Window work goes first because it makes dust at the openings.
Do you replace patio doors in student apartments too?
Yes. Sliding patio doors are measured with the windows and can go on the same order so frame color matches. They are listed per door on the bid.
