Patio screen doors take a beating in rentals: pets, kids, move-outs, snow. A torn screen is a work order; a missing one shows up at the rental inspection. Fixing them one call at a time costs more trips than screens.
The program starts with a count and a measure. Every patio door's screen opening is measured in person, because track height and width differ even between the same floor plan. Where the door's maker still makes the screen, we order it by model. Where it does not, a screen frame is built to the opening, with the rollers and latch to fit the track.
Screens are installed unit by unit, adjusted to slide and latch, and tagged by unit so a replacement fits next time. Many owners keep a few screens in the common sizes on hand for turnover. When patio doors are being replaced, the new door comes with its own screen and this program is not needed. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Do new apartment patio doors come with screens?
Most sliding patio doors come with a screen from the maker, ordered to match the door. When the doors are replaced, the screens are part of the door bid. A screen-only program is for doors that are staying.
Can you replace only the sliding screen doors in an apartment complex?
Yes. Every screen opening is measured, screens are ordered from the door's maker or built to size, and they are installed unit by unit. Each is adjusted to slide and latch.
How do you measure screen doors for every unit?
In person, one door at a time: track width, height and the type of rollers. Two doors in the same floor plan can differ, so we do not order from one sample.
Should an apartment owner keep spare patio screen doors on hand?
Many do, in the one or two most common sizes, so a torn screen at turnover is swapped the same day. We give the owner a size list from the measure so spares fit.
What screen mesh holds up in apartments with pets?
Pet-resistant mesh is heavier and resists claws better than standard mesh. It costs more per screen and blocks a little more view. Many owners use it on ground-floor units and standard mesh above.
Can an apartment patio screen door be fixed instead of replaced?
Often. A straight frame can be rescreened, and worn rollers can be replaced. A bent frame or one with broken corners is usually replaced.
