Apartment Patio Door Glass Replacement — Panel or Whole Door
A tenant reports a cracked slider, or a row of doors has gone foggy. The question is whether the glass, the panel or the whole door has to go.

Apartment patio door glass replacement keeps the door and swaps the failed glass: JMB Builders measures the sealed unit, orders tempered glass to size or a maker's panel, covers a broken opening while it is on order, then swaps it and resets the panel. When the door itself is worn out, we say so and price a new door. Twin Cities metro, priced per door. Photos get a reply within one business day, or book a free in-home estimate.
- Priced per door: glass, panel or new door
- Tempered glass ordered to size
- Broken openings covered while glass is on order

Patio door glass fails two ways in apartment buildings. It breaks — a chair, a ball, a break-in, a stress crack — or the seal fails and the glass fogs between the panes. Either way the door may be fine. Replacing only the glass is often the cheaper fix, if the rollers, track and frame are sound.
Patio door glass has to be safety glass; the building code generally requires tempered or laminated glass in doors. Replacement sealed units are ordered to size with the right thickness and coating, or the maker supplies a whole panel. Glass is made to order, so there is a wait; lead time depends on the maker and is written on the quote.
A broken panel cannot sit open while glass is on order. We cover the opening the same visit with a temporary board or a clear plastic panel, so the unit is closed and locked. When the glass arrives, the panel comes out, the glass or panel is swapped, and the door is reset and adjusted. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Sealed glass only vs. a whole panel from the maker
- Glass size, coating and grilles
- Fixed panel vs. the sliding panel
- Temporary cover needed on a broken opening
- Condition of rollers and track while the panel is out
- Number of doors done on one order
Send a photo of the whole door, a close-up of the corner of the glass, and the frame color.
How long it takes
Measure and cover: one visit. The swap is a few hours per door once the glass arrives; glass lead time depends on the maker and is written on the quote.

Situations and options
Sealed glass only
The panel frame stays; the sealed glass unit is replaced with tempered glass to size. Common for fogged glass in an otherwise good door.
Whole panel from the maker
When the maker still makes the panel, it comes complete and drops into the existing frame. Matches the door exactly.
New door instead
When the rollers, track or frame are worn too, or several panels are failing, a new door often costs less over the life of the unit.
Apartment Patio Door Glass Replacement — Panel or Whole Door: questions, answered
Can you replace just the glass in an apartment sliding door?
Yes, when the door is sound. The sealed glass unit is measured, ordered to size and swapped in the existing panel. If the maker still makes the panel, the whole panel can be replaced instead.
Does replacement patio door glass have to be tempered?
Yes. The building code generally requires safety glass in doors, which means tempered or laminated, with the label etched in a corner. We order tempered glass for every patio door replacement.
How long does replacement sliding door glass take to arrive?
Glass is made to order, so there is a wait. Lead time depends on the maker and is written on the quote. The swap itself is a few hours per door.
What happens to a unit with broken patio door glass while new glass is on order?
We cover the opening the same visit with a temporary board or a clear plastic panel so the unit is closed and the door still locks. The cover comes off when the glass goes in.
When is a new patio door better than new glass?
When the rollers, track or frame are worn too, when both panels are failing, or when the maker no longer supplies parts. Then the glass cost gets close to a new door that fixes everything at once.
Can fogged patio door glass be replaced in several units at once?
Yes. Each door is measured in person, the glass is ordered on one order, and the swaps are scheduled unit by unit. The bid lists each door so the owner can pick which ones go first.
