Apartment common area window replacement covers the lobby, hallway, laundry room and community room windows. No tenant has to let us in, so they can go first. JMB Builders measures them with the units, orders them on the same package so frames and glass match, and can install them first so the owner or board sees the product before unit work starts. Twin Cities metro to St. Cloud. Priced per opening; photos or a free in-home estimate and walkthrough.
- No tenant entry needed
- Same order as the units, so they match
- Common areas can go first as the sample

Common-area windows are the building's face: the windows beside the lobby entry, the end-of-hall windows on each floor, the laundry room and the community room. They take the same weather as the units but get less attention, because no tenant calls about them. JMB replaces residential-style windows in these spaces; aluminum storefront entrance systems are glazing-contractor work we do not quote.
Because the owner controls these rooms, no entry notice is needed and the work can start the week the windows arrive. That makes the common areas a good first step. You, the board or the asset manager see the frame color, the glass and the interior trim detail on a real wall, and anything unexpected in the openings, rot or an odd buck, shows up before unit work is scheduled.
They are ordered with the unit windows so the line, color and grille pattern match from the street. Styles can differ: hallway ends are often fixed or single-hung, the laundry room may want obscure glass, and a community room may get a large picture window with operating flankers. The lobby and laundry stay usable while we work, and floors are covered in the path.

Situations and options
Lobby
Windows beside or above the entry, usually the largest in the building. Tempered glass near the door where the code calls for it; the entry stays usable.
Hallway ends
One window at the end of each floor's hall. Often fixed or single-hung, measured and ordered with the units.
Laundry room
Often a basement or ground-floor window. Obscure glass for privacy if you want it, scheduled when the machines are least used.
Community room
A larger picture window or a mulled set with operating windows. Done around any events on the room's calendar.
Apartment Common Area Window Replacement — Lobby, Halls, Laundry: questions, answered
Should apartment common area windows be replaced first?
Often, yes. No tenant entry is needed, so they can go in as soon as the windows arrive. They show the owner or board the product and trim detail on a real wall, and any surprises in the openings turn up before unit work is scheduled.
Do hallway windows in an apartment building have to match the unit windows?
They do not have to, but they should from the street. We order them on the same package in the same line, color and grille pattern. The style can differ, such as a fixed window at a hall end.
Can you replace lobby windows in an apartment building?
Yes, residential-style windows beside or above the entry. Aluminum storefront entrance systems are glazing-contractor work that JMB does not quote. Glass near a door often has to be tempered, and we order it where the code calls for it.
Do laundry room windows need special glass?
Not by default. Many owners choose obscure glass for privacy in a ground-floor or basement laundry room. If a pane sits low to the floor or close to a door, safety glass may be required, and we check that at the measure.
Can common area windows be replaced while the building stays open?
Yes. The lobby and halls stay passable, the laundry room is scheduled around its busiest hours, and each window is closed up the same day. You post the notice; we give you the dates.
Can common area windows be a separate line on the bid?
Yes. They are their own section on the line-item quote, separate from the units. That makes them easy to approve first, phase, or charge to a different budget line.
