Apartment Stairwell Window Replacement — Common Stairs Kept Open
The stairwell windows are big, high over the stairs, fogged or leaking, and every resident uses that stair to get in and out.

Apartment stairwell window replacement covers the large landing and over-the-stair windows in a building's common stairs. JMB Builders plans access with a work platform or exterior staging, orders safety glass where the code is likely to call for it, works when the stair is in light use and keeps a path open for residents. Twin Cities metro to St. Cloud. Priced per opening; send photos for a reply within one business day or book a free in-home estimate and walkthrough.
- Safety glass where the code calls for it
- Stair kept passable every day
- Priced per opening, access listed

Walk-up stairwells are lit by the biggest windows in the building: a tall unit or a stack of mulled windows at each landing, set high above the treads. Because they belong to no unit, nobody calls about them until a pane cracks or water runs down the wall. They are also the windows every resident and visitor sees every day.
Glass near stairs and landings, and large panes low to a walking surface, are generally hazardous locations under the building code, so tempered or laminated safety glass is likely required. The building official decides for each opening. We check every stairwell window at the measure and order labeled safety glass where it applies.
Access is planned before the quote. Inside, a level platform is built on the treads with padding and protection. Outside, ladders or a lift go up where the ground allows. The stair is often the building's exit path, so it stays passable, materials are never stored in it, and the work runs mid-morning to mid-afternoon when traffic is lightest. Each window is closed up the same day and the stair is swept before we leave.

Apartment Stairwell Window Replacement — Common Stairs Kept Open: questions, answered
Do apartment stairwell windows need safety glass?
Often, yes. Glass near stairs and landings, and large panes low to the walking surface, are generally hazardous locations under the building code, which calls for tempered or laminated glass. The building official decides for each opening, and we order labeled safety glass where it applies.
How do you replace a stairwell window high above the stairs?
From a level work platform built on the treads with the stairs protected, or from a ladder or lift outside where the ground allows. The access plan is set at the measure and listed on the quote. The window is set plumb and sealed, not swapped from a ladder leaning on the treads.
Can residents use the stairs while the window is replaced?
Yes. The stair is usually the exit path, so a clear way past the platform stays open and nothing is stored on the stair. Caution signs go up while we work. The window is closed up and the stair swept the same day.
When is the best time to replace common stairway windows?
Mid-morning to mid-afternoon on a weekday, when fewer residents are coming and going, and not on a move-in day. Dry weather helps for the exterior side. We set the date with you and you post the notice.
Can stairwell windows match the new unit windows?
Yes. They are measured with the units and ordered on the same package, so the frame color, glass tint and grille pattern match from the street. Large stair windows may be a different style, often fixed glass, but in the same line.
Do you need a permit to replace windows in an apartment stairwell?
Many cities require one for window replacement in a building of five or more units. Before we bid, we check the city's contractor licensing and permit rules for that building, and JMB pulls the permit when the job needs one.
