Window Replacement for an Airbnb or Lake Rental — Built for Guests

Guests leave windows open in the rain, bend the blinds and lose the screens.

Window replacement for an Airbnb or lake rental is a durability and scheduling job: windows that guests cannot damage or leave open, bedroom glass that can be made dark, sealed-in blinds nobody can wreck, and an install that fits in the gap between checkout and the next check-in. JMB Builders supplies and installs them at rentals across the Twin Cities metro and lake country; send photos and your booking calendar and we reply within one business day.

  • Installed between checkout and check-in
  • Casements with multipoint locks; blinds sealed in the glass
  • Priced per window, windows supplied

A rental gets used by people who do not own it. Windows get cranked past the stop, left open in a storm, propped with a shoe, and the blinds get bent by the first kid who looks out. Screens go missing. The bedroom that faces east gets a one-star review for sunrise at five. None of that is a reason to buy cheap windows; it is a reason to buy windows that are specified for it.

Our rental spec starts with the frame: fiberglass or a good vinyl in a color that hides scuffs, in casements with multipoint locks and a limited-opening vent position, or double hungs with locks at both rails and a window opening control device so the sash cannot be opened wide from inside. Blinds go between the glass on the bedroom and bathroom windows so there is nothing to bend and no cord to pull, and the bedroom glass can be ordered in a line with a blackout-style pleated shade sealed inside. Laminated glass on the ground floor and the lake side takes a thrown ball or a branch without leaving a hole. Screens are retractable on the view wall and standard framed screens elsewhere, with a spare set left in the owner's closet.

Then the calendar. We measure on a turnover day, order, and schedule the install for a gap between bookings or a blocked-off midweek, with every opening closed and cleaned the same day so the place is ready for the next check-in. For a lake place outside the metro, that is one trip once the windows arrive. JMB Builders does this for Airbnb, VRBO and seasonal cabin rentals across the Twin Cities metro and north and west into the lake country.

Get a written quote for this job

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your booking calendar and the turnover days or blocked-off dates we can use
  • Access arrangements: lockbox code, cleaner's contact, where to park
  • The list of what guests have broken or complained about, window by window
  • Your choice of color and finish, knowing dark and textured finishes hide wear

What JMB supplies

  • A rental specification on the quote: frame, locks, blinds, glass and screens per window
  • In-home measure on a turnover day before anything is ordered
  • The windows, with lock hardware, between-the-glass blinds and screen type named per unit
  • Install scheduled between bookings, every opening closed and the room cleaned the same day
  • Removal and haul-away of the old windows and the old blinds
  • Sill pan, shims, low-expansion foam and exterior sealant at every opening
  • A spare screen set and the operating instructions for the lock and blind hardware left for your cleaner
  • Photos of the finished windows in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Between-the-glass blinds or shades on bedroom and bathroom units
  • Laminated glass on ground-floor and lake-side windows
  • Casement multipoint hardware or window opening control devices on double hungs
  • Retractable screens on the view wall
  • Insert vs. full-frame; lake-side sills at rentals are often rotted
  • Travel to a property outside the metro, scheduled as one trip

Send photos of each window and tell us which ones guests have damaged. Share the turnover days you can give us and we build the install around them.

How long it takes

A typical cabin or house rental is one to three install days, scheduled in a booking gap, each room finished and cleaned the same day. Factory lead time comes first, so order a season before the gap you want.

How your project works

  1. 1

Send photos, get a written quote

Send three photos of the space and a sentence about what you want. You get a clear, itemized reply within one business day. Prefer a look in person? A free in-home estimate is always an option.

  2. 2

Pick materials, or bring your own

We help you choose profiles and materials that fit the house and the budget, or match your existing millwork exactly — or you buy the door or trim yourself and we install it. Everything is confirmed before the crew is scheduled.

  3. 3

    Clean, precise installation

The crew shows up on time, protects floors and furniture, and installs with tight joints and consistent reveals. Photos of the finished work go in your job folder.

  4. 4

    Walkthrough and invoice

We walk the finished work with you. If anything is not right, we fix it before we call the job done. Then one invoice, paid by check or direct deposit — no card fees, no payment links.

Situations and options

Bedrooms: blackout shade sealed in the glass

Casement or double hung with a pleated room-darkening shade between the panes, worked by a slider on the frame. No blind to bend, no cord, nothing to buy twice. Sunrise reviews stop.

Guest-proof locks and limited opening

Casements with a multipoint lock and a vent-stop position that holds the sash a few inches open; double hungs with a window opening control device. Guests get air without an open window in the rain or a fall risk for kids.

Lake side: laminated glass and retractable screens

The view wall gets laminated glass that survives a hit and blocks UV, with retractable screens hidden until the window opens. Nothing for a guest to lose, and the view in the listing photos stays clear.

Turnover-day install

The install is booked for a gap in the calendar, with the cleaner's schedule in mind. Every opening is closed, trimmed and vacuumed the same day; the next guest sees new windows, not a job site.

Window Replacement for an Airbnb or Lake Rental — Built for Guests: questions, answered

Can you replace windows in a rental between bookings?

Yes. We measure on a turnover day, order the windows, and schedule the install in a gap you give us, a blocked midweek or the days between two bookings. Each opening is opened, replaced, trimmed and cleaned the same day so the house is ready for the next check-in. A lake place outside the metro is done in one trip once the windows arrive.

What windows hold up best to short-term rental guests?

Fiberglass or a sturdy vinyl frame in a finish that hides scuffs, casements with multipoint locks or double hungs with locks at both rails, blinds sealed between the glass instead of hanging in the room, and laminated glass on the windows a ball or a branch can reach. Screens retractable on the view wall and simple framed screens elsewhere, with a spare set in the owner's closet.

How do I stop guests leaving windows open in the rain?

Give them a window that vents without opening wide. A casement with a vent-stop position holds the sash a few inches open and locked, and an awning window can stay open in rain by design. A double hung gets a window opening control device that limits the opening unless it is deliberately released. Put the house rules on the fridge too, but the hardware does the real work.

Can bedroom windows in a rental be made blackout?

Yes. Some lines offer a room-darkening pleated shade sealed between the glass panes and worked from a slider on the frame, so there is nothing to break and nothing to replace. Where that line does not fit the opening, a standard window gets a cordless blackout shade mounted inside the casing; it will need replacing eventually, so budget for it.

Should a rental get between-the-glass blinds?

On the bedroom and bathroom windows, yes. Hanging blinds are the first thing a guest bends and the thing a cleaner complains about. A blind sealed in the glass never gets touched. The trade-off is that the glass package is a step below the best energy glass and a failed blind means a new glass unit, both of which matter less in a rental than a bent blind every month.

Do you work on lake rentals outside the Twin Cities?

Yes, across the metro and north and west into the lake country, scheduled as one trip once the windows are in. Send photos and the address and we tell you if it is in range; travel is a line on the quote. Give us a lockbox code and the cleaner's number and we can do it without you there.
