Signs You Need New Windows — A Room-by-Room Checklist

One window fogged last winter, the bedroom one won't lock, and the kitchen sill is soft.

Signs you need new windows: fog between the panes, drafts through the sash, soft or rotted wood at the sill, a sash that sticks or will not lock, frost or water on the glass every cold morning, and traffic noise coming straight through. JMB Builders checks each window in person across the Twin Cities metro and quotes replacement per opening. Sometimes a repair is enough, and we will tell you.

  • Every window checked, not just the bad one
  • Priced per opening, each window listed
  • Photos: reply within one business day
Pair of white-trimmed slider windows in a finished gray basement room

Windows rarely fail all at once. One sealed unit fogs, then another. A sash that used to slide now needs two hands. The paint on the stool keeps peeling in the same spot. Each one alone is easy to live with. Five of them across the house is usually the point where new windows cost less trouble than nursing the old ones.

The checklist below is what we look at on a walk-through. Go room by room with it. Write down which windows show which signs. That list is what turns into a quote: each opening named, with the reason it is on the list.

Not every sign means the same thing. Frost on the inside of the glass can be house humidity, not the window. A draft at the casing can be the gap behind the trim. We sort that out at the measure so you only replace what needs it.

Get a written quote for this job

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • A walk through the house with the checklist, noting each window by room
  • Photos of the worst spots: fog, soft wood, frost lines, gaps
  • How old the windows are, if you know
  • Your choice of brand, color and glass once you decide to replace

What JMB supplies

  • An in-person check of every window: glass, sash, frame, sill and the gap behind the trim
  • A written quote listing each opening and why it is on the list
  • Replacement windows bought through ABC Supply, measured to each opening
  • Install with sill pans, flashing, foam and sealant
  • Interior and exterior trim finished, old windows hauled away
  • Photos of the finished windows in your job folder

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • How many windows show signs and get replaced now vs. later
  • Insert into the old frame vs. full frame where the frame is rotted
  • Brand, frame material and glass package
  • Rot in the sill or framing found once the old window is out
  • Wall type around the window: siding, stucco or brick
  • Interior trim: reuse, new stops, or new casing

Send one photo per window inside and out, plus close-ups of fog, rot or gaps. Label them by room.

How long it takes

The walk-through takes an hour or two for most houses. Once the windows arrive, inserts run about three to five a day.

How your project works

  1. 1

Send photos, get a written quote

Send three photos of the space and a sentence about what you want. You get a clear, itemized reply within one business day. Prefer a look in person? A free in-home estimate is always an option.

Pick materials, or bring your own

We help you choose profiles and materials that fit the house and the budget, or match your existing millwork exactly — or you buy the door or trim yourself and we install it. Everything is confirmed before the crew is scheduled.

  3. 3

    Clean, precise installation

The crew shows up on time, protects floors and furniture, and installs with tight joints and consistent reveals. Photos of the finished work go in your job folder.

  4. 4

    Walkthrough and invoice

We walk the finished work with you. If anything is not right, we fix it before we call the job done. Then one invoice, paid by check or direct deposit — no card fees, no payment links.

Situations and options

Fog between the panes

The seal between the two panes has failed and the gas fill is gone. It shows as haze or a white film you cannot wipe off. On an old window it usually comes with other wear, so the whole unit is a candidate.

Drafts and cold frames

Hold the back of your hand at the sash on a windy day. Air through the sash or around a loose meeting rail points at the window. Air at the casing edge can be the gap behind the trim, which we check before quoting.

Soft wood, peeling paint, rot

Push a screwdriver tip into the sill and the bottom of the sash. If it sinks in, water has been getting in for a while. Rot in the frame usually means full frame replacement, not an insert.

Hard to open, will not lock

A sash that sticks, drops, or will not pull tight to the lock leaks air and can be a problem in a bedroom you need to get out of. On old vinyl and worn wood windows it is often a sign the frame has moved.

Frost, water and noise

Ice along the bottom of the glass every cold morning, water pooling on the sill, and road noise you hear plainly all point at old glass and frames. New glass packages handle all three better.

Signs You Need New Windows — A Room-by-Room Checklist: questions, answered

How do I know if my windows need replacing?

Look for fog between the panes, drafts through the sash, soft wood at the sill, sash that sticks or will not lock, and frost on the glass every cold morning. One sign on one window is not a reason to replace the house. Several signs on several windows usually is. We check each window in person and list which ones need it.

Is a foggy window a sign I need a new window?

Fog between the panes means the seal in the glass unit has failed and the insulating gas is gone. It will not clear up on its own. On an older window with other wear, replacing the whole window is usually the better spend. We look at the frame and sash before saying so.

Do windows wear out with age?

Yes. Seals in the glass fail, weatherstrip flattens, vinyl frames can warp, and wood rots where water sits. Builder-grade windows from the 1990s and 2000s are a common group showing these signs now. Age alone is not the test; the signs on the checklist are.

Is condensation on the inside of my windows a sign they are bad?

Not always. Water on the inside of the glass in winter is often high humidity in the house meeting cold glass. If it shows up on a few windows and not others, or the frame itself feels cold and wet, the windows may be part of it. Ice that builds up every morning on old glass is a strong sign.

Should I replace all my windows or just the bad ones?

If most of them show signs, doing them together means one order, matching color and glass, and one set of install days. If only a few are bad, replace those first and write the brand and color down so later ones match. The quote lists each opening so you can choose.

What time of year should I check my windows?

On a cold, windy day in winter. Drafts, frost lines and cold frames are easy to find then. Fog and rot show any time. Take photos while you see the problem and send them with the room name.
