Patio door replacement in Coon Rapids MN usually means an original aluminum slider or a 1990s vinyl replacement coming out of a 1960s–80s rambler or split-level. JMB Builders measures, orders the door you pick, repairs the sill, sets the new door in a pan with flashing, and trims it to suit the room. Licensed, based in Zimmerman. Priced per door, quoted from photos or a free in-home estimate.
- Priced per door, door included
- Aluminum and early vinyl sliders replaced
- Sill and subfloor repair as found

Coon Rapids houses from the 1960s–80s often have two generations of patio door to deal with: original aluminum sliders that frost and sweat on the inside of the frame, and 1990s vinyl replacements that have since lost their rollers and seals. Many of those vinyl doors were slid into the old opening without a sill pan, and the subfloor under them shows it.
We replace the whole unit. The old door and any leftover frame pieces come out, the floor and rim at the sill are checked and soft wood replaced, then a sill pan, lapped flashing tape, and the new door set level and square. Foam and sealant close the gaps, and the panel, lock and screen are adjusted before we leave.
If the windows are being replaced too, we can order the patio door in the same frame color and grid pattern so the back of the house looks like one job. Painting the new casing is its own line. We replace patio doors in Coon Rapids and nearby Blaine and Brooklyn Park.

Patio Door Replacement in Coon Rapids, MN: questions, answered
Why does my aluminum sliding door frost up on the inside?
Aluminum carries cold straight through the frame, so the inside face drops below the dew point and moisture in the house freezes on it. Many original aluminum sliders have no thermal break. A new vinyl, fiberglass or clad door does not carry cold the same way, and the frost stops.
Was my 1990s replacement slider installed wrong?
Not always, but many replacement sliders from that era went in without a sill pan, and water that got past the track went into the subfloor. If the floor at the sill is dark or soft, that is the sign. We check it when the old door is out and replace what is rotted.
Can the new patio door match my new windows?
Yes, where the maker offers it. We order the door in the same frame color and grid pattern as the windows so the door and windows read as one set. Tell us what the windows are when you send photos.
Do I need a permit to replace a patio door in Coon Rapids?
Most cities require one when the opening is resized or framing is changed. We check with the City of Coon Rapids building department for your door and pull the permit when one is required.
Can a patio door be replaced in winter?
Yes. The old door does not come out until the new one is on site, and the opening is only open for the hours of the swap. We use foam and sealant suited to the temperature that day, and the house is closed up before we leave.
Should I fix my sliding door rollers or replace the door?
New rollers help a door with clear glass, a sound frame and a straight track. If the glass has fogged, the track is worn into a groove, or the sill is soft, rollers will not fix it and replacement makes more sense. We tell you which from the photos.
