Patio door replacement in East Bethel, MN: JMB Builders removes the old slider, often a first-generation aluminum or wood door, rebuilds the sill and subfloor where water got in, sets a new door in a sill pan with flashing, and trims it inside and out. We supply the door, or install one you bought. Priced per door, quoted from photos or at a free in-home estimate.

  • Sill pan and flashing on every door
New white sliding patio door off a dining area, opening onto a fenced patio

East Bethel homes sit on open acreage where the wind has a long run at the house, and a patio door is the biggest single piece of glass on most of them. A first-generation aluminum slider conducts cold straight through the frame, so it frosts and drips on the inside, and its worn rollers and weatherstrip let the wind in at the meeting rail. An old wood slider tends to rot at the bottom of the frame instead.

Many houses here were built or finished by their owners, and patio doors went in however the builder of the day knew how: often straight on the subfloor, no pan, flashing optional. So we expect to find soft wood at the sill when the old door comes out, and we quote a likely repair up front from the photos. The new door goes on a sill pan with flashing tape lapped into the house wrap, so water that gets past the track drains back out.

You can buy the door from us or bring your own. If you already have a slider in the garage, we install it labor-only, check it against the rough opening first, and set it the same way. We have installed in East Bethel this year; whether the job needs a permit depends on the city and whether the opening changes, and we check with the City of East Bethel building department and pull one when required.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your choice of door, or the door you already bought and its paperwork
  • Photos of the door from both sides and close-ups of the sill and the floor inside it
  • Access to the outside of the door: deck, patio or a clear path
  • Paint color for new casing if you want it painted — painting is quoted as a separate line

What JMB supplies

  • Measurement of the rough opening and, when we supply it, the door ordered to fit
  • A check of an owner-bought door against the opening before install day
  • Removal and haul-away of the old door, screen and trim
  • Repair of rotted subfloor, rim or framing at the sill
  • Sill pan, flashing tape lapped into the wrap, foam, sealant and shims
  • Panel, lock and screen adjusted, exterior trim and interior casing installed
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Door supplied by us vs. a door you bought (labor-only)
  • Vinyl, fiberglass or clad wood, two-panel or larger, and the glass package
  • How much sill, subfloor and rim is rotted once the old door is out
  • A non-standard opening that has to be built in or out to fit a stock door
  • Siding or trim on the outside that has to be cut back and patched
  • Deck, walkout or ground-level door, and access outside
  • Painting the new casing, quoted as its own line

Send photos of both sides, the sill and floor, and if you already bought a door, a photo of its label with the size.

How long it takes

One slider in a sound opening: most of a day. A rotted sill or a non-standard opening that needs framing adds time. A door we supply is ordered after you approve the quote.

Situations and options

Aluminum slider out

The old aluminum frame and panels come out in pieces, the sill underneath is checked, and a new insulated door goes in on a pan. The frost on the inside of the frame goes away with it.

Door you already bought

Labor-only. We check the size against the rough opening before the day, then remove the old door and set yours with the same pan, flashing and trim.

Resize a non-standard opening

Owner-built openings are not always a stock size. We frame in or cut out a little so a stock door fits, or order one to the opening, whichever is better for the wall.

Patio Door Replacement in East Bethel, MN: questions, answered

Why does my aluminum sliding door frost up on the inside?

Aluminum carries cold straight through the frame, so the inside face of the frame drops below the dew point and the moisture in the house freezes on it. Older aluminum sliders have no thermal break to stop that. A new vinyl, fiberglass or clad door with an insulated frame fixes it.

Can you install a patio door I bought myself in East Bethel?

Yes. We look at the door and its size before install day and compare it to the rough opening. If it fits, we remove the old door, repair the sill if needed, and set yours on a sill pan with flashing and trim, priced as labor-only.

What if my patio door opening is not a standard size?

It is common in owner-built houses. We either frame the opening in or out so a stock door fits, or order a door to the opening. We tell you which makes more sense for the wall before anything is bought.

How much rot is usually under an old patio door?

It depends on how the door was set and how long water has been getting in. Many older doors were set without a sill pan, so we often find soft subfloor or rim under the track. We quote a likely repair from your photos and show you what is there once the door is out.

Do I need a permit to replace a patio door in East Bethel?

It depends on the city and on whether the opening changes size. We check with the City of East Bethel building department and pull the permit when it is required. Any fee is listed on the quote.

Do you replace patio doors near East Bethel, like in Andover or Blaine?

Yes. Andover, Blaine, Ham Lake and Oak Grove are on the same north-metro routes. Send photos for a quote, with a reply within one business day, or book a free in-home estimate.
