Patio door replacement in Ham Lake, MN, on the deck or the walkout level: JMB Builders measures the opening, orders a slider or hinged patio door in the size and glass you choose, takes out the old door, fixes rot at the sill, sets the new frame in a sill pan with flashing and trims it inside and out. Priced per door, quoted from photos or a free in-home estimate.

  • Priced per door, door included
  • Deck doors and walkout doors
  • Custom sizes measured before ordering
New white grid sliding patio door on a blue-sided home with a concrete patio

A lot of Ham Lake houses have two patio doors: one off the kitchen or dining room onto a deck, and one on the walkout level onto a patio. They fail differently. The deck door sits under a roof edge or at the top of a deck where snow piles against the track all winter. The walkout door sits close to grade, where rain splashes the sill and the ground can slope back toward the house.

Many homes here were built custom or semi-custom, and their patio door openings are not always a stock size. We measure the frame and the rough opening before anything is ordered, then order the new door to that opening so it goes in without shimming out a mistake or cutting the wall. You pick the frame material, the panel layout, the glass and the color.

Install day is the old door out, the subfloor and rim checked at the sill and any soft wood replaced, a sill pan down, flashing tape lapped at the sides and head, and the new frame shimmed so the panel glides and the lock meets its keeper. Then foam, sealant and trim on both sides. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself.

We have installed in Ham Lake this year and work across the north metro, including Oak Grove and Forest Lake. If the opening is being widened, a permit is likely; we check with the City of Ham Lake building department and pull it when it is required.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your choice of door: slider or hinged, frame material, glass, color, and which side opens
  • Photos of the door from inside and outside and a close-up of the sill and floor
  • Access to the deck or patio side, with grills and furniture moved back
  • Paint color for new casing if you want it painted — painting is a separate line

What JMB supplies

  • Measurement of the frame and rough opening, and the order for a door sized to it
  • Removal and haul-away of the old door, screen and trim
  • Repair of soft subfloor, rim or framing at the sill, quoted from the photos
  • Sill pan, flashing tape, low-expansion foam, sealant and shims
  • Panel, lock and screen adjusted so the door glides and latches
  • Exterior trim and interior casing, standard or matched to the room
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • The door: vinyl, fiberglass, or clad wood, and the glass package
  • A stock size vs. a door ordered to a non-standard opening
  • Two-panel vs. three- or four-panel, or a hinged patio door
  • Rot in the subfloor, rim or framing found when the old door is out
  • Deck-level vs. walkout-level door, and any staging needed outside
  • Painting the new casing, quoted as its own line

Send photos of both sides of the door, a close-up of the sill, and say whether it opens to a deck or a ground-level patio.

How long it takes

One two-panel slider in a sound opening: most of a day. A larger unit, a non-standard size, or sill repair adds time. The door is ordered after you approve the quote.

Situations and options

Deck slider

The upstairs door onto the deck. We check the deck ledger flashing where it meets the sill, since water there rots the rim under the door.

Walkout-level door

The lower door onto a patio near grade. The new sill is set on a pan and sealed, and we point out grading or a patio that slopes toward the door.

Slider to hinged patio door

A hinged door swings open full width and seals with compression weatherstrip. It needs room to swing inside, so we look at the furniture layout first.

Patio Door Replacement in Ham Lake, MN: questions, answered

Can you replace both patio doors on a Ham Lake walkout at the same visit?

Yes. Both doors are measured at the same time and ordered together, so they match in color and glass. Installing them on back-to-back days keeps the house open to the weather for the least time.

What if my patio door opening is not a standard size?

It is common in custom-built homes. We measure the frame and the rough opening and order the door to fit what is there, or close to it with a small fill on one side. We do not order until the opening is measured in person.

Why is the floor rotting next to my deck door?

Snow sits against the track, water gets past it, and older doors were rarely set on a sill pan, so the water soaks into the subfloor and rim below. Where the deck ledger meets the house without proper flashing it gets worse. We cut out the soft wood, replace it and set the new door on a pan.

Should I pick a sliding or a hinged patio door?

A slider takes no floor space and suits a tight kitchen or a deck door used all the time. A hinged patio door opens the full width and seals with compression weatherstrip, but it needs clear floor space to swing. We can quote both from the same photos.

Does a patio door replacement in Ham Lake need a permit?

A same-size replacement and a widened opening are treated differently by most cities. We check with the City of Ham Lake building department and pull the permit when it is required. Any fee is a line on the quote.

How do I get a patio door quote in Ham Lake?

Send photos of the door from inside and out and a close-up of the sill, and we reply within one business day. You can also book a free in-home estimate. The door is measured in person before anything is ordered.
