Patio door replacement in Champlin, MN, for the worn sliders on walkout lower levels and upper-floor deck doors in the city's 1980s–90s homes. JMB Builders measures, orders the door, pulls the old one, repairs rot at the sill, sets the new door in a sill pan with flashing for river-valley wind, and trims it. Priced by the door. Send photos for a reply inside one business day, or book a free in-home estimate.

  • Priced per door, door included
  • Walkout and deck patio doors
  • Sill pan and flashing on every door
Sliding patio door under a covered porch with deck furniture

Champlin's late-1970s to 1990s homes came with builder patio sliders that have now done their time. Worn sliders are near the top of the list here, along with fogged glass and panels that drag. On the walkout lots, a house often has two patio doors: one off the kitchen onto the deck, and one on the lower level out to the yard.

The two doors fail differently. The upper door onto a deck takes rain and snow on the track and, without a sill pan, leaks into the rim joist below. The walkout door sits closer to grade, so snow piles against it and water from the yard can run toward the sill. On river-adjacent lots, wind adds pressure on both, so we flash the head and sides, seal the trim, and set the frame square so the panel closes tight against its weatherstrip.

We measure each opening, order the doors, and keep the old ones in until the new ones arrive. We have installed in Champlin four times this year, May through August 2026, and Champlin sits right across the Mississippi from our north-metro work in Anoka. We also replace patio doors in Maple Grove and Dayton.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Door type for each opening: slider or hinged, panel count, which side opens
  • Frame color, glass and grilles
  • Photos of each door inside and out, and the deck or yard grade outside it
  • Paint color for new casing, if you want it painted (quoted as its own line)

What JMB supplies

  • Measurement of each opening and the door order
  • Removal and haul-away of the old doors and trim
  • Rim joist, subfloor or sill plate repair, quoted from the photos
  • Sill pan, flashing tape, low-expansion foam and sealant
  • Frame set square, panel, lock and screen adjusted
  • Exterior trim or brickmould and interior casing
  • Photos of the finished doors in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Frame material, glass package and panel count
  • An upper deck door vs. a walkout door at grade
  • Rot in the subfloor, rim or sill plate under the old door
  • Deck height and access for the upper door
  • Same-size swap vs. widening or narrowing the opening
  • Siding or brick around the door
  • Painting the new trim, quoted as a separate line

If you have two patio doors, send photos of both. They are quoted as separate lines and usually installed on the same visit.

How long it takes

One slider in a sound opening: most of a day. Two doors on a walkout house: usually two days. Rot repair adds time.

Situations and options

Upper-floor deck slider

The door off the kitchen or dining room onto the deck. We check the rim joist under the sill for water damage and confirm the deck boards clear the new sill.

Walkout lower-level door

Closer to grade and to snow. We check that the ground or patio outside slopes away and seal the sill so water runs out, not in.

Hinged patio door in place of a slider

A slider can be replaced with a hinged patio door in the same opening for a wider walk-through. Swing clearance is checked inside and out first.

Patio Door Replacement in Champlin, MN: questions, answered

Can you replace both patio doors on my Champlin walkout in one trip?

Yes. Each door is measured and ordered on its own, and they are quoted as separate lines. Once both doors are here, we install them on back-to-back days so the house is only open one door at a time.

Why does wind blow through my patio door when it is closed?

On older sliders the weatherstrip wears flat, the rollers sag, and the panel no longer presses into the frame. Lots near the river take more wind, so the gaps show up first there. A new door set square in a flashed opening closes those gaps.

The floor by my deck door is stained. Is that rot?

It can be. Water that got under a slider without a sill pan soaks into the subfloor and the rim joist below. We check it when the old door comes out, replace soft wood, and set the new door in a pan.

Do I need a permit to replace a patio door in Champlin?

The city sets that rule, and a same-size swap is often treated differently from a resized opening. We check with the City of Champlin building department for each job and pull a permit when one is required.

Do you supply the new patio door?

Yes. You pick the frame, color and glass, we measure the opening and order the door through ABC Supply, and the door is a line on the quote. If you already bought one, we install it as labor only.

Do you work in Maple Grove and Dayton as well as Champlin?

Yes. We are based in Zimmerman and replace patio doors in Champlin, Maple Grove, Dayton, Anoka, Brooklyn Park and across the Twin Cities metro. Send photos of each door and we get back to you within one business day.
