Patio door replacement in Cambridge, MN: JMB Builders measures the opening, orders the slider or hinged patio door you pick, pulls the old one, repairs rot in the subfloor or rim at the sill, sets the new door in a sill pan with flashing, adjusts it so it glides and locks, and trims it inside and out. Priced per door. Send photos for a reply within one business day, or book a free in-home estimate.
- Priced per door, door included
- Sill and subfloor rot repaired
- Glass picked for colder Isanti County winters

Cambridge sits north of the core metro and the winters show it. A patio door is the biggest piece of glass in most houses, and on the original sliders in the city's 1990s and 2000s neighborhoods the weatherstrip has flattened, the rollers have worn into the track and the glass seal has started to fog. Frost on the bottom rail and a draft at the interlock are the usual first calls.
In the older homes in town, the patio door was often added later, through a wall that was not built for it, or swapped in where a window used to be. Those openings get a closer look at the header and the sill framing when the old unit comes out. Either way, the rot is usually at the bottom: water that got under a sill set without a pan.
The new door goes in on a sill pan, with flashing tape lapped at the sides and head, the frame shimmed flat so the panel rolls and the lock meets the keeper, then foam, sealant and trim. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Vinyl, fiberglass or clad-wood door, and the glass package you pick for the cold
- Two-panel slider vs. a three- or four-panel unit or a hinged pair
- Same-size swap vs. changing the opening size
- Rot in the subfloor, rim or framing at the sill once the old door is out
- Siding type and how the outside is trimmed
- Deck-level, walkout or ground-floor door
- Painting the new casing, quoted as a separate line
Send photos of both sides of the door, a close-up of the sill and floor, and a shot of the outside trim and siding.
How long it takes
A two-panel slider with a solid floor under it is a single long day. A rebuilt sill or a three- or four-panel unit stretches it. Ordering starts once the quote is signed.

Patio Door Replacement in Cambridge, MN — Sliders and Hinged Doors: questions, answered
What glass should a new patio door have in Cambridge, MN?
Winters run colder in Isanti County than in the core metro, so the glass package matters more on a door this size. Ask for low-E coated insulated glass with a warm-edge spacer; a triple-pane option is worth pricing on a north or west wall. We list the glass options side by side on the quote so you can compare.
Why does frost form on the bottom of my patio door?
The bottom rail and sill are the coldest part of the door, and worn weatherstrip lets cold air in right there. Inside humidity hits that cold surface and frosts. New weatherstrip can help an otherwise sound door; if the glass seal has failed or the frame is out of square, replacement is the fix.
Do I need a permit to replace a patio door in Cambridge?
A same-size replacement often does not need one, but rules vary by city and change when the opening is resized or a header is touched. We check with the City of Cambridge building department for your job and pull a permit when it is required.
Can you swap my slider for French doors?
Yes. A hinged pair can go in the same opening, though it needs swing room inside and the opening may need to be resized slightly. We measure and tell you what changes before you order.
Do you replace patio doors near Cambridge too?
Yes. We work across Isanti County and into Princeton and North Branch from our base in Zimmerman. The install, the sill pan and the pricing basis are the same on every job.
What happens if the floor under my old patio door is rotten?
We cut out the soft subfloor and any bad rim or framing, replace it, and only then set the new door on a sill pan. The repair is quoted from your photos as its own line, and if the damage turns out bigger once the door is out, we show you before going further.
