Patio door replacement in Anoka MN covers sliders and hinged French patio doors: we measure the opening, order the door you pick, pull the old one, repair soft subfloor at the sill, set the new door in a sill pan with flashing, and trim it inside and out. JMB Builders is a licensed contractor based in Zimmerman. Priced per door; send photos and we reply within one business day, or book a free in-home estimate.
- Priced per door, door included
- Sliding or hinged French patio doors
- Sill rot repaired before the new door

Patio doors in Anoka come in two kinds of houses. The postwar and 1970s–80s neighborhoods have original or first-replacement sliders that drag, fog and leak at the sill. The early-1900s houses in town did not start with patio doors; when one is there, it was added later, sometimes cut into a wall that was never framed for it. Both get the same check before we quote: is the header carrying the load, is the sill dry, and is the opening square.
On install day the old door comes out and the floor under the sill gets a hard look. Older sliders were rarely set in a pan, so water that got past the track often soaked the subfloor and rim. Soft wood is cut out and replaced, a sill pan goes down, flashing tape is lapped at the sides and head, and the new door is set level so the panel glides and the lock catches.
Trim is where an older Anoka house shows a cheap job. In a character home with stained casing, we match the profile and wood species so the new door does not read as a patch. In a newer house it is standard casing inside and brickmould or trim outside to suit the siding. Painting or staining is its own line on the quote.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Slider vs. hinged French patio door, and two-panel vs. three- or four-panel
- Frame material and glass package of the door you choose
- Same-size swap vs. an opening that needs resizing or a new header
- Rot in the subfloor, rim or framing found when the old door comes out
- Matching older stained casing vs. a standard trim profile
- Siding around the opening and how the outside gets trimmed
Send photos of the door from inside and out, a close-up of the floor at the sill, and the trim around it so we can see what has to match.
How long it takes
One patio door in a sound opening: most of a day. Sill repair or matched trim adds time. The door is ordered after you approve the quote.

Patio Door Replacement in Anoka, MN — Sliders and French Doors: questions, answered
Can you put a patio door in an older Anoka house that never had one?
Yes, but it is a bigger job than a swap. A window opening is cut down to the floor, a header for the wider span goes in, and the outside is patched around the new door. In an early-1900s house we check the framing and floor first, and a header that size is sized by an engineer when the span calls for it.
Should I pick a sliding or a French patio door?
A slider takes no swing space and suits a tight kitchen or a deck close to the house. A hinged French pair opens wider and fits the look of an older home, but needs room for the doors to swing. Both go in the same way: sill pan, flashing, set square, trimmed.
Why is the floor soft in front of my old sliding door?
Water gets past a worn track and down into the subfloor, and older sliders were seldom set in a sill pan. Over years the subfloor and rim under the door rot. We cut out the soft wood and replace it before the new door goes in.
Can you match the stained trim around my patio door?
Usually. We match the casing profile and wood species as close as we can and stain it to blend with the trim already in the room, which comes up often in Anoka's older homes. The finish work is quoted as its own line.
How long does patio door replacement take?
Most single patio doors are a day on site once the door is here. Sill repair, matched trim or a resized opening add time. The longer wait is the door order, and we give you the expected date when it is placed.
Do you replace patio doors in Coon Rapids and Ramsey too?
Yes. From our base in Zimmerman we replace patio doors across the north metro, including Coon Rapids, Ramsey and Champlin. Send photos from wherever the house is and we reply within one business day.
