Patio door replacement in Blaine, MN: JMB Builders measures the opening, orders a new slider or hinged patio door in the size and glass you choose, pulls the old one, repairs any rot at the sill, sets the new door in a sill pan with flashing, and trims it inside and out. We do them in older ramblers and 1990s–2000s homes alike. Priced per door; photos get a reply within one business day, or book a free in-home estimate.

  • Priced per door, door included
  • Sliders and hinged patio doors
  • Sill rot repaired before the set

Blaine's patio doors fall into two groups. In the 1960s–80s ramblers and split-entries of the older core, the slider is often an early aluminum or wood unit, or a first replacement that is now worn too. In the 1990s–2000s houses, the original vinyl or clad slider onto the deck has reached the age where the insulated glass fogs, the rollers wear into the track, and the lock stops catching.

Blaine is flat and open, and storms get a clean run across it. A patio door that faces the wind takes rain against the sill and the bottom of the panels. If the old door was set without a sill pan, that water has been working into the subfloor for years, and the floor by the track is the first place we look when the old door comes out.

We measure the opening, order the new door through ABC Supply, and keep the old one in place until the new one is on site. Install day is the old unit out, rot cut out and replaced, a sill pan and flashing tape, the frame shimmed square so the panel glides, then foam, sealant and trim. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself. We also do patio doors next door in Andover and Ham Lake.

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • The door: vinyl, fiberglass or clad wood frame, and the glass you pick
  • Two-panel vs. three- or four-panel, or a hinged patio door
  • How much rot is under the old sill once it is out
  • Same-size replacement vs. a resized opening
  • Exterior finish around the door: vinyl or lap siding, or brick
  • Height of the deck or step outside and access to it
  • Painting the new trim, quoted as a separate line

Send a photo from inside and outside, a close-up of the floor at the track, and the deck or step outside the door.

How long it takes

One two-panel slider in a sound opening: most of a day on site. Sill repair or a wider unit adds time. The door is ordered after you approve the quote.

Situations and options

Replacing an aluminum or early wood slider

Common in the older ramblers. The frame comes out completely, the opening is checked for rot and square, and the new door goes in with a pan and flashing that the original never had.

Replacing a fogged 1990s–2000s deck slider

Usually a same-size swap onto the deck. We confirm the deck boards clear the new sill and check the floor at the track for soft spots before the new door is set.

Switching to a hinged patio door

A slider can be swapped for a hinged patio door in the same opening when you want a wider walk-through. We check swing clearance inside and out before anything is ordered.

Patio Door Replacement in Blaine, MN: questions, answered

Why does the floor by my Blaine patio door feel soft?

Water that gets past the track or under the sill soaks into the subfloor when the door was set without a sill pan. A patio door facing open ground takes wind-driven rain right at that joint. We cut out the soft wood, replace it, and set the new door in a pan so it drains to the outside.

Should I fix my old slider or replace it?

Fix it if the glass is clear, the frame is square and the problem is rollers, the lock or the screen. Replace it when the glass has fogged, the track is worn through, or the floor at the sill is soft. Send photos and we tell you which one makes sense.

Does replacing a patio door in Blaine need a permit?

A same-size swap is usually treated differently from widening the opening, but the rule is the city's to set. We check with the City of Blaine building department for each job and pull a permit when one is required, especially if the opening is resized.

Can a new patio door go in during winter?

Yes. The old door stays in until the new one is on site, and the opening is only open for the hours between pulling one and setting the other. Foam and sealants rated for cold are used, and the house is closed up the same day.

Is the screen included with a new sliding patio door?

A matching screen panel usually ships with a new slider, and we confirm it on the order. On install day the screen is hung on its track and its rollers set so it runs smooth and catches the latch. A retractable screen is available as a separate line.

Do you replace patio doors in Andover and Ham Lake as well as Blaine?
