Egress window installation in Otsego, MN, mostly in 2000s and 2010s homes whose basements are being finished: we dig outside, cut the foundation wall wider and lower, set the egress window and an anchored well on gravel, backfill and trim the inside. We check with the City of Otsego building department and pull the permit. JMB Builders is based in Zimmerman. Priced per window; reply to photos within one business day.

  • Priced per window, all-in
  • Built for basement finishes in newer homes
  • Permit checked with the City of Otsego
Basement slider window with new natural wood casing and stool

Nearly every house in Otsego was built after the mid-1990s, and a lot of them came with an unfinished basement. As families grow into those homes, the basement becomes the next bedroom, and a bedroom needs an escape opening that meets code. The standard small basement window does not, so it gets cut down and out to egress size with a well outside.

Many Otsego lots are open fields or walkout lots. On a walkout, one wall of the basement may already be at grade, and a bedroom on that side can sometimes get a full-size window with no deep well. On a flat lot the cut goes below grade and the well has to be sized for the depth. We look at the lot and the room plan before we pick the wall.

Cutting into a foundation wall is permit work in most cities. We check with the City of Otsego building department, pull the permit and schedule the inspection, and the inside is trimmed to match the room you are finishing.

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the basement wall inside and out, and the yard where the well will go
  • Your basement floor plan or a sketch of where the bedroom goes
  • Casement or slider, color and well style
  • Paint color for the inside trim — painting is quoted as a separate line, or paint it yourself

What JMB supplies

  • Site check of the wall, the grade and anything in the way outside
  • Gopher State One Call locate before digging
  • Permit through the City of Otsego building department
  • Excavation, wet-saw cut and concrete haul-away
  • Header where the wall needs one; engineer sizing when it calls for it
  • Treated buck, egress window, sill pan, flashing, foam and sealant

  • Jamb extensions or returns and casing to match the finished room
  • Photos of the finished window and well in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Enlarging an existing basement window vs. a new cut in solid wall
  • Depth below grade on a flat lot vs. a shallow cut on a walkout side
  • Well size and type, and whether you want a cover
  • A deck, AC unit, sprinkler lines or landscaping over the dig
  • Inside finish: wood jamb extensions, drywall returns or left bare for your drywaller
  • Permit fee from the city

Send the basement plan with the bedroom marked, and photos of that wall from inside and out.

How long it takes

One egress window usually takes two to three days from dig to trim, plus inspection timing. Best done before the basement is drywalled.

Situations and options

Flat-lot basement

The cut goes below grade and a full well is set outside, sized for the depth, with a ladder or steps when it is deep.

Walkout or lookout side

Where the basement wall is near or above grade, a bedroom window may need little or no well. We confirm the sill height and clear opening against code.

Before the drywall

Cut and set while the basement is open, then trimmed after the drywall goes up. The inspection is easier with the wall still bare.

Egress Window Installation in Otsego, MN: questions, answered

Do you install egress windows in Otsego, MN?

Yes. JMB Builders is based in Zimmerman and installs egress windows in Otsego, mostly in 2000s and 2010s homes whose basements are being finished. We do the dig, the cut, the window, the well and the trim, and pull the permit. Send photos for a reply within one business day, or book a free in-home estimate.

Does the City of Otsego require a permit for an egress window?

In most cities, yes: a new or enlarged opening in a foundation wall needs a building permit. We check with the City of Otsego building department for your address, pull the permit and schedule the inspection.

My basement is a walkout. Do I still need a window well?

It depends on where the bedroom is. On the walkout side the window may sit near grade and need little or no well. On the buried sides it needs a full well. We check the sill height and the clear opening against code before choosing the wall.

Should the egress window go in before I finish my basement?

Yes. Cutting concrete makes dust and water, and it is far easier with the walls open. The window goes in first, the inspection follows, then the drywall, and we come back to trim if you want.

Is my newer Otsego basement wall hard to cut?

Not usually. Most basements built in that era are poured concrete, which cuts cleanly with a wet saw from both sides. We check the wall thickness, any rebar and what runs along the inside before we cut.

Do you install egress windows in Elk River and Albertville too?

Yes. We do the same work in Elk River, Albertville, St. Michael and Monticello, and check with each city's building department for its permit.
