The tenant hung a season of clothes on a rod that was held by four plastic anchors, and the shelf, the rod and a chunk of drywall are on the closet floor. We put it back into wood so it does not happen again.

Closet rods fail at the brackets. A rod bracket screwed into drywall with the plastic anchors from the bag holds a few shirts. A full closet of coats, or a person leaning on the rod to reach the shelf, pulls the bracket out and takes the drywall with it. Wire shelving goes the same way: the clips pull out of the drywall one at a time until the whole shelf tips forward and drops. Every turnover has at least one of these, and the last fix was usually bigger anchors in the same holes.
JMB Builders fixes closets so they hold. A wood cleat goes along the back wall and both side walls, screwed into every stud, and the shelf sits on it. The rod hangs in cup brackets screwed into the side cleats, into wood, with a center support bracket up to the shelf on any span long enough to sag. The torn drywall is patched and painted. Wire shelving that you want to keep gets re-hung with the wall clips into studs or into toggle anchors and the end brackets into the side wall studs, with a support bracket added where the old one was missing.
It is a per-unit job and we do every closet in the unit in one visit: the bedroom closets, the coat closet, the linen closet and the laundry shelf. We stock closet rod, cup brackets, center supports, shelf stock and the common wire shelving parts, so the unit is done in one trip.

Situations and options
Wood cleat, shelf and rod
The rental standard. A cleat into the studs on three walls, a shelf on it with a solid front edge, a rod in cup brackets into the side cleats, and a center support on wide closets. Nothing is in drywall anchors and nothing comes down.
Wire shelving re-hung
If the building uses wire shelving, we put it back the right way: back wall clips into studs or toggle anchors on the spacing the shelf needs, end brackets into the side wall studs, and the diagonal support brackets that were missing added on the spacing they should be.
Wire shelf replaced with wood
When the wire shelf has come down more than once, we take it out, patch the row of clip holes, and put in a wood cleat, shelf and rod. It holds more and it is the last time you pay for that closet.
Double-hang or a second shelf
A second rod at half height in part of the closet, or a second shelf above the first, while the cleats are going in. Small add, more storage on the listing.
Linen closet and laundry shelves
Sagging or fallen shelves in the linen closet or over the washer get the same cleat treatment, with shelves in MDF or plywood cut to fit and a front edge so they do not bow.

Why did the closet rod pull out of the wall?
The rod brackets were screwed into drywall with plastic anchors, and a full rod of clothes weighs more than those anchors hold. The load pulls the anchors out and tears the drywall around them. Bigger anchors in the same wall do the same thing more slowly. The fix is a wood cleat screwed into the studs, with the rod brackets screwed into that cleat.
How do you fix a closet rod so it does not come down again?
A wood cleat goes along the side walls and the back wall, screwed into every stud it crosses. The rod hangs in cup brackets screwed into the side cleats, so the weight goes through the cleat into the studs. On a closet wide enough for the rod to sag, a center support bracket goes from the rod up to the shelf. That closet holds whatever a tenant hangs on it.
Can a collapsed wire closet shelf be put back up?
Yes, if the shelf itself is not bent. The wall clips go into studs where they line up and into toggle anchors where they do not, on the spacing the shelf needs, the end brackets go into the side wall studs, and the diagonal support brackets that were probably never installed are added. If the shelf has come down more than once we suggest replacing it with a wood cleat and shelf, which holds more.
Do you patch the drywall where the closet brackets tore out?
Yes. The torn spots are cut clean, patched, taped and sanded, and painted to match the closet. The cleat usually covers the worst of the damage along the wall, but we patch under it anyway so the wall is solid. The closet is ready for the listing photos when we leave.
Is a wood closet shelf better than wire shelving for a rental?
For holding up, yes. A wood shelf on a cleat into the studs carries whatever is put on it and the rod under it is in wood too. Wire shelving is cheaper and lighter, and it is fine when every clip is in a stud or a toggle and the support brackets are on it. Most wire shelves that come down were missing those. We repair either way, and we tell you when a closet has failed enough times that wood is the cheaper choice.
Do you fix all the closets in a rental unit at once?
Yes, and it is the best way to do it. You send photos of the closets that failed, we quote the unit, and while we are there we check the other closets and fix anything loose at the same rate. Rod, brackets, shelf stock and the common wire parts are on the truck, so the whole unit is done in one visit and you get photos of every closet.
