Simonton makes vinyl windows sold through lumberyards, supply houses and some retailers, and most of those sellers hand the homeowner a pallet and a phone number. The order is usually a set of double-hungs or sliders for a whole side of the house, sometimes a picture window or a bay, in one of the replacement lines such as Reflections or DaylightMax, or a ProFinish unit with a nail fin for an opening that is getting reframed. We are an independent installer, not a Simonton dealer; the product and its paperwork are the maker's and the seller's. The install is ours.
The install depends on what was ordered. A pocket insert goes into the old frame after the sashes and stops come out: the old frame is checked for rot and squared, the sill is pitched and sealed, the insert is set plumb with the sash reveal even, screwed through the jambs, foamed and capped outside. A full-frame unit means the old window comes out to the framing, the opening gets a sill pan and flashing tape, the fin is fastened, the exterior gets new trim or the siding is cut back and patched, and the interior gets jamb extensions and casing.
The most common mistake happens before we are called: an insert ordered for an opening that needed full-frame, or a fin window ordered for a house with brick. Send us the order sheet and photos before the windows are built and we check every opening at no charge.
What you supply
- The Simonton windows, with the order sheet: size, style, insert vs. full-frame, and the color, ideally checked with us before they are built
- Exterior capping color or trim preference if you want something other than a standard white aluminum cap
- Interior trim preference: casing and stool in a standard profile, or matched to the room, or drywall returns
- Your paint color if we finish the new interior trim; that is quoted as its own line
What JMB supplies
- A check of your order against each opening before it is final, no charge
- Removal and haul-away of the old sashes, stops, or the whole window and frame
- Sill pans, flashing tape, shims, screws, low-expansion foam and exterior sealant
- Rot repair at the sill or the old frame when we find it, quoted first
- Exterior finish: aluminum capping on an insert, or new trim and siding patched around a full-frame unit
- Interior jamb extensions, casing, stool and apron, or drywall returns, in a standard profile or matched to the room
- Sash and lock adjustment so every window opens, tilts, locks and seals
- Photos of every window in your job folder
- Painting of the new interior trim as its own line, or leave it primed and caulked
How it is priced: per window
Quoted in writing from your photos within one business day. What moves the number:
- Insert into the old frame vs. full-frame with a nail fin, which is a bigger job inside and out
- Window size and style: a double-hung vs. a picture window, a slider or a bay that takes two people
- Exterior: capping an insert vs. cutting back and patching siding, stucco or brick around a fin
- Interior trim: reusing the old casing vs. new casing and stool, or drywall returns
- Rot at the sill or the old frame, common on north-facing and bathroom windows
- Second floor and openings that need staging, and how many windows in one trip
Send the order sheet and one photo of each window from outside and inside, with a close-up of the sill. We check the sizes and tell you if anything should change before the order is built.
How long it takes
Pocket inserts: four to six windows a day. Full-frame units: two to four a day, more when the exterior is lap siding and less on stucco or brick. Interior trim is finished the same day on most jobs.

Situations and options
Pocket inserts into the old frame
The Reflections and DaylightMax lines are often ordered as inserts. The old sashes and stops come out, the frame is checked and squared, the insert is set plumb and screwed through the jambs, foamed, and capped outside. The interior casing usually stays.
Full-frame with a nail fin
A ProFinish or other fin unit replaces the whole window to the framing. The opening gets a pan and flashing tape, the fin is fastened and sealed, the siding is cut back and patched or new exterior trim goes on, and the inside gets jamb extensions and casing.
Sliders, picture windows and bays
Wide units are set with two people and checked for straightness across the mull. A bay or bow gets its seat board and head supported and insulated. We confirm the rough opening before those are ordered, since a wide vinyl unit cannot be trimmed to fit.
Whole-side or whole-house orders
A pallet of windows for one side or the whole house is run in order, closing each opening before the next is opened, so the house is never open overnight. Photos of each window by room go in the job folder.

Are you a Simonton dealer?
No. We are an independent installer and a licensed Minnesota residential building contractor, BC809005. We do not sell Simonton windows, and we make no claims about the product beyond what the manufacturer prints. The windows, their specs and their warranty paperwork come from Simonton and the seller. The install, the flashing and the trim are our work.
Should I order Simonton inserts or full-frame windows?
Inserts fit inside a sound existing frame and keep the interior trim, so they are faster and cheaper to install, but they lose a little glass and they cannot fix a rotted or racked frame. Full-frame units with a nail fin replace everything to the framing and get new flashing, which is the right call when the old frame is rotted, the window is leaking, or the siding is coming off anyway. Send us photos of each window before you order and we tell you which one each opening needs.
How do you install a Simonton insert window?
The old sashes, balances and interior stops come out, leaving the frame. We check the frame and sill for rot and square, pitch and seal the sill, set the insert plumb with an even sash reveal, screw it through the jambs into the old frame, fill the gap with low-expansion foam, and put the interior stop back. Outside, the old frame and any gap are capped with bent aluminum and sealed, or trimmed to match the house.
What do you do about the interior trim after a full-frame Simonton window?
A full-frame vinyl window sits at the outside of the wall, so the inside needs jamb extensions to bring it flush with the drywall, then casing, a stool and an apron, or drywall returns if that is the look in the house. We match the profile in the room or use a standard one, and the new trim goes in primed and caulked. Painting it is quoted as its own line, or paint it yourself.
How many Simonton windows can you install in a day?
Pocket inserts on a first floor: four to six in a day. Full-frame units: two to four, depending on the siding and how much interior trim there is. We open one window at a time and close it before starting the next, so the house is never open overnight and a weather change does not stop the job halfway. A whole-house order is scheduled over as many days as it needs.
