Storm Damaged Porch Windows and Screens — Three-Season Porch Claim
The porch was the one place the hail really got in: vinyl panels with holes punched through, screens hanging in strips, two glass sashes broken on the floor. Here is how it is counted and put back.
Storm damaged porch windows and screens on a three-season porch are counted per opening: vinyl-glazed panels that hail punched or wind tore, glass sashes that broke, and the screens behind them. JMB Builders, across the Twin Cities metro, identifies the system on the porch, orders matching panels or screens by the opening, and replaces them, with the count and photos written for the adjuster. You file the claim. Priced per window opening.

A three-season porch is mostly glass and screen, and most of it is thin. Vinyl-glazed panels, the four-track kind that slide up and down, are a flexible sheet that a big hailstone goes through. Screens tear in wind and get punched by hail. Single-pane glass sashes on an older porch break. The frames, usually aluminum or vinyl, generally survive, which is what makes the repair a matter of panels rather than windows. The question is which system is on the porch, because panels only fit their own frames.
We identify the system from the frame profile and the label, count the openings, and note for each one what is damaged: top panel, bottom panel, screen, sash, or all of it. That count is the scope. The adjuster usually writes porch windows per unit or per panel, and screens per opening, and on an attached porch it is part of the dwelling; on a detached screen house it may fall under other structures with its own limit. Which applies is in your policy; ask your agent.
Replacement panels and screens come from the maker of the system by the opening size, in the frame color on the porch. Where the system is discontinued, a whole opening is replaced with a current unit, and the mismatch is documented for the file. Trim and the knee wall below the windows get checked while the panels are out, because water that came through a punched panel usually ran down to the sill.
What you supply
- A photo of the porch from inside showing every opening, and a close shot of each damaged panel, screen or sash
- A photo of the frame edge and any label or stamp, so we can identify the system
- The adjuster's scope and your claim number, and whether the porch is attached or a separate structure
- Frame color and whether you want to change panel tint while they are being replaced
What JMB supplies
- System identification and a per-opening count: panels, screens and sashes, written in the adjuster's units with photos
- Replacement vinyl-glazed panels, glass sashes or screens ordered by opening size from the system's maker in the matching frame color
- Full replacement units where the system is discontinued, with the mismatch documented for the claim
- Removal of torn and punched panels and installation of the new ones in the existing tracks
- Sill, stool and knee wall checked and repaired where water came through, as its own line
- Weatherstrip and track cleaning so the new panels slide and lock
- Before-and-after photos per opening in your job folder
How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- How many openings and how many panels or screens per opening were hit
- Vinyl-glazed panels vs. glass sashes vs. screen only
- A current system with panels in stock vs. a discontinued one that takes a whole new unit
- Frame color still made vs. the closest current match
- Sill, stool or knee wall damage from water that came through
- Large fixed panels that take two people to set
Send one photo of the whole porch from inside and one of a frame edge or label. We reply within one business day with the system name if we can read it and what to count for the claim.
How long it takes
Replacement panels and screens for a current system usually take two to three weeks to arrive, then a day to install. Whole-unit replacement on a discontinued system: a day or two on site once the units are in.

Situations and options
Vinyl-glazed panel replacement
Four-track porch windows with hail holes in the vinyl. The panels are ordered by opening from the system's maker in the same tint and frame color, and dropped into the existing tracks. The frames stay. Counted per panel on the scope.
Screens and screen frames
Torn screens are rescreened in the existing frames with matching mesh; bent frames are replaced. On a screen-only porch with wood frames, the frames are rebuilt where wind broke them and screened new. Counted per opening.
Glass sash replacement
Older porches with single-pane aluminum or wood sashes. Broken sashes are replaced with new glass in the sash, or the sash is replaced if the frame bent. If the porch is due for an upgrade, this is where a vinyl-glazed system goes in instead, with the difference paid directly.
Discontinued system
Panels for the system on your porch are no longer made. We document that for the claim and replace the damaged openings with current units, or the whole porch if matching matters to you and the claim allows. Ask your agent how your policy treats a discontinued product.
Storm Damaged Porch Windows and Screens — Three-Season Porch Claim: questions, answered
Does homeowners insurance cover storm damage to three-season porch windows?
An attached porch is normally part of the dwelling, so hail or wind damage to its panels and screens is usually written on the same claim as the house. A detached screen house may fall under other structures with a separate limit. What yours covers is in your policy; ask your agent. We count the openings and photograph each one so the claim is written to what is actually damaged.
How are porch windows and screens counted on an insurance scope?
Vinyl-glazed porch windows are usually written per unit or per panel, screens per opening, and glass sashes per sash, each with a size. Our count lists every opening with what is damaged in it so you can check it against the adjuster's. Porch screens are the item most often left off, and a count with photos is what a supplement needs.
Can I replace just the torn vinyl panels, not the whole porch window?
Yes, if the system is still made. Panels are ordered by opening size and tint from the maker and slide into the existing tracks. If the maker no longer makes that system, the whole opening gets a current unit, which we document for the claim. A photo of the frame edge or label tells us which you have.
What system are my porch windows?
Look for a label on the frame edge or the track. Common four-track vinyl-glazed systems have a stamp on the frame or a sticker on the panel. If there is no label, the frame profile and the way the panels latch usually identify it, and a close photo is enough for us to say. Knowing the system is the whole job, because panels are not interchangeable between makers.
The hail punched the panels and water came in. Is the porch floor and sill on the claim?
Water that came through storm-damaged panels is part of the storm damage, and a swollen sill, stained knee wall or lifted floor by the windows is normally written as interior lines. Photograph it with the date. We check the sill and knee wall when the panels are out and repair them as their own line if they are soft.
Can I upgrade from screens to vinyl-glazed porch windows on a storm claim?
The claim pays to put back what was there; the upgrade is the difference, paid directly. If the screens and frames were damaged anyway, it is the right time, because the frames come out either way. We quote both so you can see the gap, and ask your agent whether the upgrade should be shown as a separate line on the invoice.
