When a basement window leaked during heavy rain, insurance turns on how your policy treats surface water, so check your policy and ask your agent. Usually the well filled faster than it drained and the water came over the sill or through the frame. JMB Builders documents the damage, then fixes the cause across the Twin Cities metro: the window, the well and its drain, the grading, and the wet wall inside. Priced per window.
- Priced per window, well and wall as their own lines
- Cause found first: well, drain, grading or window
- Photos with scale and line items for your file

A basement window sits below the ground in a steel or plastic well. The well is supposed to catch rain and let it soak down through gravel to the drain tile or the soil. When the gravel is silted up, the well has no drain, the yard slopes toward it, or a downspout empties beside it, a heavy rain fills the well like a bucket. The water then finds the lowest way in: over the sill of an old steel window, through a cracked frame, or around a window that was never sealed to the foundation.
The insurance question comes before anything is torn out. Many homeowner policies exclude surface water, and water that fills a window well from the yard and pours in is often treated as surface water. Some insurers look at it differently, some sell an endorsement, and a water backup endorsement is usually written for drains and sump pumps, not the yard. That is policy language, not carpentry, so check your policy and ask your agent before you decide whether to file. You file the claim and deal with your insurer; we give you photos with a scale reference and a line-item scope either way.
The fix is the cause plus the damage. Outside: the well cleaned out or replaced, gravel to a drain, the well sealed and fastened to the foundation, a cover where the well collects runoff, the soil sloped away and the downspout moved. The window itself is replaced when it is rusted, cracked or leaked around its frame. Inside: wet carpet and pad, the drywall and trim below the window, and the insulation behind them come out once a mitigation company has dried the wall, and go back in.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.
What you supply
- Photos of the full well and the water inside before it was cleaned up, if you have them
- The date and time of the storm and what your agent said about surface water on your policy
- The claim number and the adjuster's scope if you filed
- The mitigation company's drying report if one came out
- Access to the well outside and the window and wall inside
- Your paint color if the wall and trim are redone — painting is quoted as a separate line, or paint it yourself
What JMB supplies
- Photos of the window, well, grading and inside damage with a scale reference, and a line-item list
- A look at why the well filled: no drain, silted gravel, grading, downspout or a well pulled away from the wall
- Meeting your adjuster at the well when you want us there
- Replacement basement window, hopper or slider, set and sealed to the foundation
- Well cleaned or replaced, gravel to a drain, fastened and sealed to the wall, and a cover if you want one
- Soil sloped away from the well and the downspout extended
- Drywall, insulation, trim and flooring below the window put back once the wall reads dry
How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Whether the window is replaced or the existing one is resealed
- Window type: hopper, slider or an egress-size casement
- Well cleaned and redrained versus a new well, and how deep it is
- Whether the well can drain to the drain tile or needs a gravel pit dug below it
- Grading and downspout work needed to keep water out of the well
- How much drywall, insulation, trim and flooring inside got wet
Send a photo of the well from above, the window from inside, the wet wall and floor, and where the nearest downspout ends. Tell us what your agent said about surface water.
How long it takes
Outside work on one window and well, with a replacement window: about a day once the window is here. The inside wall goes back after the mitigation company says it is dry, usually two to four days of work.

Situations and options
Well and drain only
The window held but the well filled over the sill. The well is cleaned out, the gravel replaced to a drain, the well sealed to the foundation and the grading and downspout fixed. Often the whole cause, and the smallest job.
Window and well together
An old steel window leaked through its rusted frame, or the frame was never sealed to the block. The window is replaced with a new hopper or slider sealed to the foundation, and the well is redone at the same visit.
Window, well and finished wall
The water ran down a finished basement wall. After drying, the drywall, insulation, trim and flooring below the window are replaced and the window returns are trimmed out, each on its own line.
Upgrade to egress while it is open
If the room is or will be a bedroom, a leak can be the time to cut the opening to egress size with a larger well. That is a choice you pay for, kept on its own line, apart from the damage.
Basement Window Leaked During Heavy Rain: Insurance and the Fix: questions, answered
Does homeowners insurance cover a basement window leak during heavy rain?
It depends on your policy. Many homeowner policies exclude surface water, and water that fills a window well from the yard is often treated as surface water. Some insurers see it differently, and some sell an endorsement. Check your policy and ask your agent before you file; we document the damage either way.
Is a flooded window well covered by a sewer backup endorsement?
Usually not. A water backup endorsement is usually written for water that comes up through drains or from a failed sump pump, not water that runs in from the yard. Some endorsements read differently, so the wording on yours is what counts. Ask your agent which coverage, if any, applies to water through a window well.
Why did my basement window well fill with water?
Most often the gravel at the bottom is silted up or there is no drain, so rain collects faster than it soaks away. A yard that slopes toward the well, a downspout that empties beside it, or a well that has pulled away from the foundation makes it worse. We look at all four before deciding whether the window itself needs replacing.
Do I need a new basement window after water came in?
Not always. If the water came over the sill of a sound window, fixing the well and drainage may be enough. If it came through a rusted steel frame, a cracked frame or around a window that was never sealed to the foundation, the window is replaced. Photos of the window from inside and the well from above usually tell us which.
What should I photograph after water comes in a basement window?
The well full of water if it still is, the water line on the window and wall, the wet floor and carpet, and the window frame from inside. Take wide shots and close-ups, and note the date and time of the rain. Then call a mitigation company to dry the room before mold starts.
Will a window well cover stop a basement window from leaking?
A cover keeps rain and snow from falling straight into the well, which helps a lot on a well that collects runoff. It does not fix a well with no drain, a yard that slopes toward the house or a window that leaks around its frame. We put a cover on as part of the fix, not as the whole fix.
