The reroof is done, the dumpster is gone, and there is a crack across the upstairs window that was not there last week.

Roofer broke my window during the tear-off, or a siding crew cracked one? In general the company whose crew did it is responsible, often through its liability insurance. JMB Builders in the Twin Cities photographs the damage, writes a repair quote you can send to that company, and replaces the glass, sash, screen or storm door. Priced per window. Who pays is between you, that contractor and, if needed, your agent.

  • Priced per window or door
  • Photos and a quote to send the responsible company
  • Glass, sash, screen, capping or storm door
Bay window exterior with its own shingled roof on a green-sided home

Tear-offs are hard on windows. Shingles and nails slide off the roof edge, tools and bundles get set against glass, ladders lean on screens and storm doors, and siding crews swing pry bars and nail guns inches from the window frames. Cracked glass, torn screens, dented capping and bent storm doors are common after exterior work, and they are often found only after the crew is gone.

In general, the contractor whose crew caused the damage is the one responsible for it. Most will fix it or pay for it once they see photos, and many carry general liability insurance for property damage they cause. Tell them in writing, with photos and the date, as soon as you find it. Your own homeowners policy may also respond; that is a question for your agent, and your insurer may then go after the other contractor. We do not give legal advice and we cannot say who will pay.

What we do is the repair and the paperwork for it. We photograph the damage with a scale, write a quote line by line, and send it to you to forward to the contractor or their insurer, or address the invoice to them if they agree in writing to pay us. Then the glass, sash, screen, capping or storm door is replaced to match. JMB pulls permits when a job needs one; a glass or screen swap usually does not.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the damage and the date you found it
  • The name of the company that did the work and your contract with them
  • Their written OK to pay for the repair, if they will pay us directly
  • Access to the window or door inside and out

What JMB supplies

  • Photos with a scale of each damaged window, screen or door
  • A line-item repair quote you can send to the other contractor or their insurer
  • Glass unit or sash replacement in the existing frame, or a whole window when the frame is cracked
  • Rescreening or new screen frames, re-wrapped capping
  • Storm door repair or replacement, or a patio door glass panel
  • An invoice to you, or to the other company when they agree in writing to pay

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Glass only, sash or whole window
  • Whether the maker still sells glass and sashes for your windows
  • Screens, capping and storm doors damaged at the same time
  • Second-story access
  • Tempered glass where required, such as near doors

Send photos of the damage and the window's sticker or label if you can find it. We reply within one business day.

How long it takes

Measuring and photos in one visit. Glass and sashes are built to order; installing them is a few hours per window. Screens and storm doors are usually quicker.

Roofer Broke My Window — Glass, Screens and Storm Doors Repaired: questions, answered

Who pays when roofers break a window?

In general the roofing company whose crew did it is responsible, and many carry liability insurance for damage they cause. Tell them in writing with photos as soon as you find it. If they will not pay, ask your agent whether your own policy responds. We give you the repair quote and photos to send them.

Should the roofer fix the window themselves or hire someone?

Either can work. Some roofers send their own glass company, some pay for the homeowner's choice of repair. Agree on it in writing before work starts. We can quote it so you have a number to send them, and address the invoice to them if they agree in writing.

A siding crew cracked a window. Can just the glass be replaced?

Usually, if the frame and sash are not cracked. A new sealed glass unit is ordered to size and set in the existing sash. If a pry bar or nail gun cracked the frame or the nailing fin, the window may need to be replaced, which on a sided wall means taking off siding around it.

Window damaged during reroof but I found it a week later. Is it too late?

Not necessarily, but tell the contractor in writing right away with photos and the date you found it. The longer it waits, the harder it is to show their crew did it. Look at all the windows, screens and doors on every side the crew worked on.

Does my homeowners insurance cover a window another contractor broke?

It may. Check your policy and ask your agent. If your insurer pays, it may then try to recover from the other contractor's insurer. That process is between the insurers; we document the damage and do the repair.

Do you fix storm doors bent by a contractor's ladder?

Yes. A bent storm door can sometimes be re-hung with a new closer and hinge rail; a racked frame or a bent door usually means a new storm door. We photograph it and quote both.
