Roof Replacement Day — What to Expect and How to Prepare the House

The roof is scheduled, the dumpster is coming, and you want to know what the day looks like from inside the house: where to park, what to move, how loud it gets and what is left behind when the truck pulls out.

Roof replacement day starts early, is loud, and ends with a magnet sweep of your yard. A roof replacement is the loudest thing that will happen to your house while you own it. Thousands of nails are pulled and driven a few feet above your ceilings. Bundles land on the deck. Tear-off debris slides into a dumpster with a bang every few seconds. None of it is a problem if you know it is coming and have set up the house for it the night before.

The day runs in a fixed order. Material and the dumpster are delivered ahead of the crew, usually the day before, so the driveway needs to be clear by then. The crew arrives at first light and starts tear-off at the back or the side you see least. By midday the old roof is in the dumpster and the deck is being checked and repaired. Ice and water shield and underlayment go on as each section is bared, so if the weather turns the house is dry. Shingles start the same afternoon and finish that day on smaller roofs or the next day on larger ones.

Inside, the main effects are vibration and dust. Anything on the attic floor gets a coating of grit from the old nails and shingle granules falling through the deck gaps. Pictures on upstairs walls can shift. On a story-and-a-half, dust comes through the ceiling nail holes in the rooms under the roof. Satellite dishes and roof-mounted antennas are taken down and reset, and a dish that is in the way may need the provider to realign it. The last hour is cleanup: gutters cleared of debris, the yard, beds and driveway swept with a rolling magnet for nails, and a walk-around with you.

  • Cars out of the garage and off the driveway the night before, parked on the street or at a neighbor's
  • Pets kept inside in the quietest room, or away for the day; outdoor pets off the yard
  • Attic items covered or moved; fragile items off upstairs walls and shelves
  • Patio furniture, grills, planters and anything under the eaves moved back from the house
  • Gates unlocked, sprinklers off, and a note if the dumpster must sit on a particular side

Situations and options

The night before

Cars out, driveway clear for the dumpster, attic items covered, pictures off upstairs walls, patio furniture pulled back, gates unlocked. Decide where the pets will be.

During the day

You do not need to be home. If you are, expect constant noise, a few hard thumps when bundles land, and some dust at the attic hatch and ceiling nail holes. Keep kids and pets away from the drop zone under the eaves.

Weather holds

We do not tear off ahead of rain. If the forecast turns during the day, the bared deck is already dried in with membrane and underlayment, and shingles resume on the next dry day. A tarp is never the plan, only the backup.

After the crew leaves

Walk the yard once more in daylight; a nail that the magnet missed usually shows itself in the first mowing. Check the attic for anything that shifted. Call us if a vent cap or downspout looks off and we come back out.

Do I need to be home during the roof replacement?

No. We need the driveway clear, the gates unlocked and a phone number that answers. Most homeowners leave for the day because of the noise. If you are home, stay out from under the eaves while tear-off is going and expect to hear every nail. We call before we leave for the walk-around, or do it the next morning if you are out.

What should I do with my pets during a roof replacement?

Take them somewhere else for the day if you can; the noise and vibration are hard on dogs and cats. If they stay, put them in the quietest room on the lowest floor with the door closed, and keep them out of the yard, where tear-off debris and nails come down until the sweep is finished. Birds and reptiles do better out of the house entirely.

Will there be dust in my house after a new roof?

In the attic, yes: grit from the old nails and shingle granules sifts through the deck gaps onto whatever is stored up there, so cover or move it. In the living space, a little dust can come through ceiling nail holes and light fixtures, more on a story-and-a-half where the ceilings are nailed to the rafters. It wipes up. Vibration can shift pictures on upstairs walls, so take them down the night before.

Where does the dumpster go and will it damage my driveway?

On the driveway as close to the roof edge as the truck can place it, with plywood under the wheels and the rails to spread the load. On new concrete, pavers or a tight lot we talk about the spot at the estimate; sometimes it sits on the street with the city's permission or on a protected area of lawn. Tell us about septic lids and sprinkler heads before it arrives.

How do you clean up nails after a roof replacement?

Tarps catch most of the tear-off at the eaves. When the roof is done we clear the gutters of debris, then roll a magnet sweeper over the lawn, beds, driveway and the street edge, and do it a second time from the other direction. Walk the yard yourself in daylight before the first mowing; if a nail turns up, call and we come out.

What time do roofers start and how loud is it?

First light, which in summer is early. The crew sets up quietly and tear-off starts as soon as it is bright enough to work safely, within what your city allows for construction noise. It is loud for the whole day: nail guns, hammers, bundles landing, debris hitting the dumpster. Neighbors appreciate a heads-up the night before, and we park the dumpster and trucks so their driveways stay clear.
