A basement ceiling is the hardest part of a basement to drywall and the part most often left for last. The joists are rarely flat, the main duct and the beam hang below them, pipes and wires run every direction, and the headroom is already tight. Hang board straight onto that and you get a wavy ceiling with a bulkhead in a random place.
We plan the ceiling before we hang it. Joists that are crowned or sagging get furred or shimmed so the board lands flat. The main duct, the beam and any low pipe runs get framed into soffits that line up with the room, not wherever the duct happened to go. Shutoffs, cleanouts and junction boxes get access panels. Then ceiling-grade board goes up, screwed to the schedule, taped and finished for paint.
Two options come up on almost every basement ceiling. Sound: resilient channel and batt insulation between the joists cut the footsteps and TV noise from upstairs. Headroom: in a low basement, every layer counts, and we tell you what the finished height will be before we start.
Wiring, plumbing and HVAC get finished before the ceiling closes; a licensed electrician sets any new can lights or boxes. If your city requires inspections for the basement, the ceiling goes up after they pass. Painting is quoted as a separate line.

Drop ceiling to drywall
The grid and tiles come down, the wiring and ducts above get checked, and a drywall ceiling goes up with access panels where the tiles used to give access.

Batt insulation between the joists and resilient channel under them before the drywall, so footsteps and voices from upstairs carry less into the basement.

Can you drywall just the basement ceiling if the walls are already finished?
Yes. We protect the finished walls and floor, hang the ceiling, and tape the corner where the ceiling meets the walls. If the walls are painted, we touch up the top edge after the corner is finished.
How do you drywall a basement ceiling with ductwork hanging below the joists?
The main duct and beam get framed into soffits, usually lined up with the walls or run the length of the room so they look planned. Smaller branch ducts between the joists stay above the drywall. Low pipes are either moved up by a licensed plumber or boxed in with the duct.
Should a basement ceiling be drywall or a drop ceiling?
Drywall looks like the rest of the house and gives more headroom. A drop ceiling gives easy access to every pipe and wire. Many basements split it: drywall over the living space with access panels, and a drop section or open ceiling over the mechanical room.
How much headroom do I lose with a drywall basement ceiling?
The drywall itself takes very little. Furring strips and resilient channel add a bit more, and the soffits around the duct and beam are the real headroom cost. We measure the finished height at the lowest point and tell you before we start.
Can you soundproof a basement ceiling with drywall?
It can be made much quieter. Batt insulation between the joists and resilient channel under them, then drywall, cuts airborne noise like voices and TV. Footsteps are harder; a heavier board helps. It is quieter, not silent.
Where do access panels go in a drywall basement ceiling?
Under every water shutoff, cleanout, junction box and duct damper that someone will need to reach later. We note them during layout and frame a panel at each so nothing gets buried.
