Single Swing Patio Door Replacement — One Hinged Door to the Deck

One hinged glass door to the deck, maybe a fixed glass panel next to it.

A single swing patio door replacement swaps one hinged glass door, often with a fixed sidelite beside it, for a new unit ordered to the same opening. JMB Builders measures in person, helps you pick the swing, hinge side and screen, then sets the door in a sill pan and trims it across the Twin Cities metro. Priced per door. • Priced per door, unit and screen included
  • Swing and hinge side picked at the measure
  • With or without a fixed sidelite
Sliding patio door under a covered porch with deck furniture

A single hinged patio door is one full-glass door in its own frame, sometimes with a fixed glass sidelite on one or both sides. It shows up where a French pair would not fit and a slider would feel cramped: a kitchen door to a narrow deck, a bedroom door to a porch, a dining room door to a stoop. Our French patio door page covers pairs; this page is the one-door version.

Three choices decide how the new door lives. Swing: in-swing is the usual Minnesota pick because snow on the deck cannot hold it shut; out-swing keeps floor space clear inside and presses into the weatherstrip when the wind blows. Hinge side: it sets where you stand when you open it, where the grill goes and whether the door hits a chair or a cabinet. Sidelite: keeping the same layout keeps the same rough opening; adding or dropping a sidelite means reframing.

The screen is part of the order: a sliding screen on its own track, a hinged screen door, or a retractable screen that rolls into the side of the frame. Andersen lists hinged patio doors in its 200 Series, 400 Series (Frenchwood) and A-Series, and Andersen is the brand confirmed at Minnesota ABC Supply branches; for other brands we confirm the line with our ABC branch before the quote is final. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

  • Sill pan, flashing tape, low-expansion foam and exterior sealant
  • Frame set plumb with screws through the hinge side into the framing; lock and strike aligned

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Door alone vs. a door with one or two fixed sidelites
  • In-swing vs. out-swing, and the screen type
  • Frame material, glass package, grilles and color
  • Single-point lock vs. a multipoint lock
  • Same layout in the same opening vs. reframing to add or drop a sidelite
  • Rot at the sill, rim or subfloor once the old door is out
  • Siding type and exterior trim; painting quoted as a separate line

Send a photo of the door open, so we can see the swing, and a close-up of the sill. Tell us the side you want the handle on.

How long it takes

One single hinged patio door in a sound opening: most of a day on site. Reframing for a sidelite adds time. Lead time depends on the brand and is written on the quote.

Situations and options

In-swing single door

Opens into the room, so snow and ice on the deck cannot block it. Needs clear floor in the swing path, and the screen goes on the outside.

Out-swing single door

Opens onto the deck and keeps the floor inside clear. Wind pushes it tighter into the weatherstrip. The screen goes on the inside, and the deck in front has to be kept clear of snow.

Door with a sidelite

One operating door and a fixed glass panel beside it, in one frame. More light than a door alone, the same feel as a French pair without the second door.

Switching to a slider or a pair

If the swing has always been in the way, a slider in the same opening or a French pair in a wider one are the other routes; both are separate pages.

Single Swing Patio Door Replacement — One Hinged Door to the Deck: questions, answered

What is a single hinged patio door?

It is one full-glass door on hinges in its own frame, instead of a sliding panel or a French pair. Many come with a fixed glass sidelite on one or both sides. It is a common choice for a narrow deck or a kitchen where a slider feels tight.

Should a single patio door swing in or out in Minnesota?

In-swing is the usual choice because snow and ice on the deck cannot hold it shut. Out-swing saves floor space inside and presses tighter to the seal in wind, but the deck in front has to be shoveled. Pick by your deck, your winters and the room inside.

Can I add or remove a sidelite when I replace my patio door?

Yes, but it changes the rough opening, so it is framing work, not just a swap. Adding a sidelite usually means widening the opening with a new header; dropping one means framing in the extra width and patching siding and drywall. We quote both the same-layout version and the changed one so you can compare.

What screen goes on a single swing patio door?

A sliding screen on its own track, a hinged screen door, or a retractable screen that rolls into the side of the frame. An in-swing door takes its screen outside; an out-swing door takes it inside. The screen is picked when the door is ordered.

Is a single hinged patio door better than a slider?

It opens the full width of the door and seals by compression, the way an entry door does, which many people prefer in Minnesota. A slider takes no floor space to open. If furniture or a table sits where a door would swing, a slider is the better fit.

How long does it take to replace a swinging door to the deck?

Most of a day on site for one door in a sound opening, with the old door out and the new one set, sealed and trimmed the same day. Reframing to add or drop a sidelite, or rot under the sill, adds time. The door is ordered after you approve the quote.
