Custom Built-Ins in Otsego, MN

Your Otsego house has the square footage, but not the storage, and the open main floor has no wall that anchors the room.

Custom built-ins in Otsego MN are mostly about storage the builder never put in: lockers and a bench at the garage entry, cabinets beside the fireplace, a basement media wall or a home office desk. JMB Builders, just up Highway 101 in Zimmerman, sketches it to your wall, builds plywood boxes with face frames on site and trims them into the room. Priced per project.

Otsego homes from the 2000s and 2010s tend to have open main floors, a garage entry straight into the kitchen or laundry, and an unfinished or newly finished basement. What they lack is built-in storage. The entry from the garage gets a pile of shoes and bags, the fireplace sits alone on a big wall, and the basement has a TV on a stand.

The built-ins that fit these houses are paint-grade, to match the painted trim most of them have: lockers with a bench and hooks at the garage door, base cabinets and shelves on each side of the fireplace, a media wall with a cabinet for the electronics in the basement, a desk with shelves in a spare bedroom. Each one is plywood boxes screwed to the studs, a poplar face frame, and base and crown tied into the room.

A lot of these homes also have thin builder trim, so owners often case the windows or run taller base in the same room while we are there. That is quoted as its own line. Built-ins usually need no permit; if lights or an outlet are added, a licensed electrician does the wiring and we check with the City of Otsego building department.

What you supply

  • A straight-on photo of the wall with a tape across it, and the ceiling height
  • What it needs to hold: shoes and coats, a TV and gear, files and a printer
  • Doors, drawers or open shelves, and any hardware you have chosen
  • Paint color if we are painting it

What JMB supplies

  • A sketch with bay widths, cabinet heights and shelf spacing
  • Plywood boxes fastened to studs and scribed to the floor and walls
  • Poplar face frames, doors on concealed hinges, drawers on full-extension slides
  • Shelves with hardwood nosing so they do not sag
  • Base and crown tied into the room
  • Painting quoted as its own line, or left primed for you
  • Photos of the finished built-in in your job folder

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Width and height of the built-in and number of sections
  • Doors and drawers vs. open shelves and cubbies
  • Vaulted or two-story walls beside a fireplace
  • Electronics cabinets with venting and cable chases
  • Lights or outlets wired by a licensed electrician
  • Matching trim added to the room at the same time

One photo of the wall with a tape measure across it, the ceiling height, and a note on what it has to hold is enough to sketch it.

How long it takes

Garage-entry lockers and bench: two to three days. Fireplace cabinets and shelves: three to five days. A basement media wall: about a week.

Situations and options

Garage-entry lockers

Open lockers with hooks, a bench with cubbies under it, and a cabinet above for the things that should be out of sight. Built where the garage door opens into the house.

Fireplace cabinets

Base cabinets with doors on both sides of the fireplace and shelves above, sized to the wall. On a two-story wall the shelves stop at a height that looks right and gets crown.

Basement media wall

A center opening for the TV with a vented cabinet below for the electronics, shelves on both sides, and a chase for the cables.

Custom Built-Ins in Otsego, MN: questions, answered

What built-ins do Otsego homeowners ask for most?

Lockers and a bench where the garage opens into the house, cabinets beside the fireplace, a basement media wall, and a desk with shelves in a spare room. Most are paint-grade to match the painted trim in post-1995 Otsego homes.

Can built-ins go on a two-story wall beside a fireplace?

Yes. We usually stop the shelves at a height that suits the room, cap them with crown, and leave the wall above open or trimmed. Going all the way up takes staging and costs more; we sketch both so you can compare.

How much do custom built-ins cost in Otsego?

Built-ins are priced per project from the size, the number of doors and drawers, and any electrical work. There are no prices on this site. Send a photo of the wall with a measurement and we reply within one business day, or book a free in-home estimate.

Can you hide the TV wires in a basement built-in?

Yes. We build a chase behind the face frame and a vented cabinet for the gear. If the TV needs a new outlet behind it, a licensed electrician wires it before we close up the cabinet.

Do you paint the built-ins?

If you want. Built-ins go in filled, caulked and primed, and painting is quoted as a separate line. Or leave them primed and paint them yourself.

Do you build built-ins in St. Michael and Monticello?

Yes. We are based in Zimmerman and build built-ins in St. Michael, Monticello, Albertville, Elk River and across the north metro. Send photos for a reply within one business day, or book a free in-home estimate.
