Custom built-ins in Ham Lake, MN are cabinets and shelves built on site to one wall, often in stain-grade wood matched to built-ins the house already has. JMB Builders builds them in Ham Lake great rooms, dens and walkout basements: scribed to the walls, face-framed and trimmed to the room. Priced per project and quoted from your photos or a free in-home estimate.

Ham Lake's custom and semi-custom homes from the 80s through the 2000s often have built-ins already: an oak entertainment center beside the fireplace, a desk in the den, shelves in the great room. The calls we get are to add to them or replace one that no longer fits a TV, and the job is to make the new piece look like it was always there. That means the same species, a face frame of the same width, the same door style and a stain tested against the aged wood.

In the 1970s ramblers and walkouts the work is more often new: bookcases on both sides of a fireplace, a window seat in a bay, or a bar with base cabinets and open shelves in the walkout level. Big lots and wooded views mean a lot of these houses have more windows than a subdivision house, and a built-in under or around a window is a common ask.

We build plywood boxes, screw them to the studs, scribe the sides to the walls and trim them to the room. Lights or outlets inside a built-in are wired by a licensed electrician, and most cities require a permit for that wiring; we check with the City of Ham Lake building department. A bar that needs a sink has its drain run by a licensed plumber. Blaine and Andover are on the same trips.

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the wall and of any built-ins you want matched, with close-ups of the doors and face frame
  • Wall width, ceiling height and where the windows, outlets and vents are
  • Stain-grade or paint-grade, and the stain color if you are matching
  • Hinges, knobs and pulls if you want to pick them
  • Painting or staining is quoted as a separate line, or leave it sanded and finish it yourself

What JMB supplies

  • A sketch to your wall, and a sample door or stain board when matching
  • Plywood boxes in oak, maple, cherry or paint-grade, screwed to the studs
  • Face frames and doors sized to match the existing built-ins
  • Shelves with a solid hardwood edge, adjustable or fixed
  • Base, crown and casing tied in so the built-in reads as part of the room
  • Cutouts and wire chases planned for an electrician when lights go in
  • Photos of the finished built-in in your job folder

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Wall width, ceiling height and the number of bays
  • Stain-grade species and matching an existing built-in vs. paint-grade
  • Doors and drawers vs. open shelves
  • Building around a fireplace, window or vaulted ceiling
  • A bar or desk top, and any sink or wiring by licensed trades
  • Staining or painting, quoted as its own line

For a match, send a close-up of an existing cabinet door and the face frame edge in good light.

How long it takes

A window seat or a pair of fireplace bookcases: three to five days. A walkout bar or a full great-room wall in stain-grade: one to two weeks on site, with finishing after.

Custom Built-Ins in Ham Lake, MN: questions, answered

How much do custom built-ins cost in Ham Lake?

Built-ins are priced per project. Wall size, stain-grade species, how many doors and drawers there are, and whether we are matching an existing built-in move the number. Send photos and a wall measurement and we reply within one business day, or book a free in-home estimate.

Can you match the oak built-ins that came with my house?

Yes. We match the species, the face frame width and the door style, and test the stain on a scrap because oak darkens with age. We make a sample board you approve before the full built-in is finished.

Can you replace an old entertainment center with a new built-in?

Yes. The old cabinet comes out, the wall is patched, and a new built-in goes in sized to the TV you have now, with a cable chase to the base cabinet. If the room has oak trim, the new piece can be stained to match it.

Do built-ins with lights need a permit in Ham Lake?

The cabinets are carpentry. New wiring for lights or outlets is done by a licensed electrician, and most cities require a permit for it. We check with the City of Ham Lake building department and make sure it is pulled.

Can you build a bar in a walkout basement?

Yes. Base cabinets, a top and open shelves or glass doors above. A sink is plumbed by a licensed plumber and lights wired by a licensed electrician; we plan the cabinets around their rough-in.

Paint-grade or stain-grade for a built-in?

In a house with stained oak or maple trim, stain-grade keeps the built-in matched. In a house with painted trim, paint-grade poplar and MDF is smoother and costs less. Staining or painting is quoted as a separate line.
