The garage door opening on a new house is trimmed by whoever is left. The framer sets the rough opening, the siding crew sides up to it, the garage door installer needs jambs and a header to hang the track on, and the trim around the outside has to match the rest of the house. When nobody owns it the jambs go in late, out of plumb, or in bare pine sitting on the slab, which is why so many garage door jambs are rotted at the bottom before the house is ten years old.
We do the opening as a package. Jambs and header in cellular PVC or primed LP, set plumb and square with the bottoms held off the slab so they drain. Exterior casing in the widths on the house trim spec, flashed to the housewrap with a metal drip cap at the head. Vinyl stop molding with the weather seal built in, so there is no wood stop to hold water against the jamb. The door installer shows up to a finished opening with solid material to lag the track brackets into.
It fits into a siding job or stands alone. On a house where we are running the exterior trim we do the garage openings with the rest. On a house where another crew is doing the trim, the garage opening is often the piece they skip, and we do it as its own line, one or two openings, on a date that works with the door installer.

Do you trim garage door openings for builders?
Yes. The opening is ready for the garage door installer to hang the track, photographed, and invoiced with the house.
What does a garage door trim package include?
The jambs and header, which the garage door track and the stop attach to; the exterior casing around the opening in the house trim widths; flashing tape to the housewrap and a metal drip cap over the head casing; and vinyl stop molding with the seal built in on the sides and the header. Backing behind the jambs for the track brackets is part of it. The garage door itself and its track, springs and opener are the door company's.
Should new garage door jambs be PVC or wood?
PVC at the bottom at minimum, and we recommend it for the full jamb. The bottom of a garage door jamb sits at the slab where snowmelt and salt collect, and it is the first trim on a new house to rot. Cellular PVC does not rot or swell there and the track brackets lag through it into the backing behind. Primed LP is the lower-cost match to LP trim elsewhere on the house, with PVC spliced in at the bottom.
When should the garage door jambs go in on a new build?
After the housewrap is on and before the garage door installer is scheduled, and ideally before the siding so the casing is flashed to the wrap and the siding is cut to meet it. Garage door companies want the jambs and header in and solid before they hang the track. We set the date off the installer's date so the opening is never the reason the door is late.
Can you trim the garage opening after the siding is on?
Yes. When the siding crew sided up to the rough opening and left it, we set the jambs and header, cut the siding back for the casing, add the drip cap and trim, and reseal the joint to the siding. It is a little more work than trimming a wrapped wall, and it is a common call on a house another crew walked away from.
Do you install the vinyl stop and weather seal?
Yes, it is part of the package. The stop molding with the seal molded into it goes on after the jambs, sides and header, in a stock color that matches the trim. The seal is set to touch the door without pushing on it once the door is hung, so we either set it with the door installer or come back to adjust it after the door is in.
