Small apartment building window replacement for 6- to 12-unit buildings: JMB Builders measures every unit, the stairwell and the entry doors in one visit, orders one spec for the building, and quotes per unit with every opening listed. Installs run one unit at a time and every opening is closed the same day. Twin Cities metro to St. Cloud. Send photos for a reply within one business day, or book a free in-home estimate.
- Priced per unit, every opening listed
- Built for owner-managers: one contact, one quote
- Units, stairwell and entry doors in one order

A 6- to 12-unit building is the step up from a fourplex, and the owner is often the manager too: you hold the keys, answer the tenants and sign the checks. The windows job is the same process a larger building gets, sized down so you are not paying for a project manager you do not need.
We walk the building once with you: every unit, the stairwell, the laundry and storage level, the entry doors and every side of the exterior. The quote lists each opening by unit with style, size and install method, totaled per unit and for the building, so you can do it all or a floor at a time. Bedroom windows are checked against egress rules, and the whole building goes on one order so color and glass match.
The difference from a fourplex is the rules. A building of five or more units falls under the commercial building code, the state residential license does not cover it, and the city may have its own contractor license for it. Before we bid, we check the city's contractor licensing and permit rules for that building.

- Windows and doors ordered together through ABC Supply
- Install one unit at a time, each opening closed the same day
- Floors and furniture near windows covered; daily clean-up and haul-away

- Photos of each finished unit; a COI and W-9 on request
How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of units and windows per unit
- Insert vs. full frame, opening by opening
- Stairwell windows over open stairs
- Second- and third-floor exterior access
- Shared entry, rear and unit entry doors in the scope
- Exterior capping and interior trim scope
- Whole building at once vs. one floor at a time
Send a photo of each side of the building, the stairwell, and one photo per window labeled by unit. A walkthrough firms up the quote. Paid by check or direct deposit.
How long it takes
Typically one to two working days per unit; an 8-unit building runs a couple of weeks once the windows arrive. Lead time depends on the brand and is written on the quote.

Small Apartment Building Window Replacement — 6 to 12 Units: questions, answered
How is a 6-unit building different from a fourplex for window replacement?
The windows go in the same way, but the rules change at five units. A building of five or more units falls under the commercial building code, the state residential contractor license does not cover it, and the city may require its own contractor license or a commercial permit. We check that for your building before we bid.
Can I replace windows in my 8-plex one floor at a time?
Yes. The quote lists every opening by unit, so you can sign for one floor now and the next later. The brand, series, color and glass are written on the quote so the later units match.
Do my tenants have to leave during window replacement?
No. We work one unit at a time and close every opening the same day. Tenants clear a few feet in front of each window and put pets away. You send the notice your leases and Minnesota law require; we give you the dates.
Can you do the entry doors and unit doors with the windows?
Yes, on the same order. The front and rear entry doors and any unit doors you want replaced are listed on their own lines. Unit doors off a shared hallway are often fire-rated assemblies; the building official decides, and we order what the permit calls for.
I manage the building myself. Who do I call during the job?
JMB directly. You have one number for questions, schedule changes and tenant issues, and you get a short note at the end of each day saying which units are done.
Will you give me a certificate of insurance for my lender or insurer?
Yes. A certificate of insurance and a W-9 are available on request, before the job starts.
