Multifamily storm damage repair runs in three steps: secure the open units, document the damage by unit, then repair on a schedule. JMB Builders does the windows, patio doors, unit and building entry doors and the carpentry behind them across the Twin Cities metro and north to St. Cloud. The owner files the claim; the roof is repaired by a roofing contractor. Priced per project. Send photos for a reply within one business day, or book a free walkthrough.
- Secure first, document second, repair third
- Windows, doors and the carpentry behind them
- Priced per project, lines broken out by unit

After a storm, an apartment property has three problems at once: units that are open to the weather, a claim that needs a record of the damage before anything changes, and tenants who want to know when it will be fixed. Doing them in the wrong order costs money. Repairs made before the damage is photographed are hard to claim. Units left open overnight turn a window claim into a drywall and flooring claim.
So the order is fixed. First, broken glass and doors that will not latch are boarded or secured, each opening photographed before it is covered. Second, every building is walked and the damage is written by building, floor and unit, with scaled photos and one line per item. Third, once the owner's claim is approved, repairs are scheduled unit by unit. The owner or manager files the claim and deals with the insurer; we document, meet the adjuster and repair.
Our side is windows, patio doors, unit and building entry doors, and the carpentry around them: jambs, trim, siding patches and interior trim where water got in. Roofing is repaired by a roofing contractor and electrical by a licensed electrician; we note their damage in the photos so nothing is missed. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

How it is priced: per project
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- How many buildings and units were hit, and how many openings per unit
- Board-up needed before the claim is approved
- Glass, sash, panel or whole-unit replacement per window or door
- Whether unit entry doors off a corridor are fire-rated assemblies
- Interior water damage around the openings
- Access: floor height, balconies, lifts
- City permit requirements for that building
Call or text the address and a count of open units first. For the repair quote, send photos of each building's damaged walls; we reply within one business day.
How long it takes
Board-up: as soon as the schedule allows, call or text and we tell you when. Documentation: a day or two for a mid-size property. Repairs: after approval and the order, typically one to two working days per unit.
How your project works
- 1
Secure the open units
Broken glass is cleared and the opening boarded, doors that will not latch are screwed shut or given a temporary latch. Every opening is photographed before it is covered.
- 2
Document by unit
Every building is walked. Damage is written by building, floor, unit and wall, with scaled photos and one line per window, door or trim item.
- 3
Adjuster walk
The owner files the claim. When the owner wants us there, we walk the adjuster through the building using the same numbering so the scope and the photos line up.
- 4
Repair by unit
After approval, every opening is measured in person and ordered as one package. Repairs run unit by unit with dates for the owner's tenant notices; each unit closed the day it is opened.
Multifamily Storm Damage Repair — Secure, Document, Then Repair: questions, answered
What should an apartment owner do first after storm damage?
Get the open units secured and photographed before anything is moved or covered, then call your agent to start the claim. Keep every receipt for board-up and cleanup. What your policy covers and any deadlines are questions for your policy and your agent.
Do you handle the insurance claim for an apartment building?
No. The owner or manager files the claim and deals with the insurer. We document the damage by unit, meet the adjuster on site and do the repair. Negotiating a claim for an owner is work for a licensed public adjuster, not a contractor.
Do you repair the roof on a storm-damaged apartment building?
Our side is windows, doors and the carpentry around them. The roof is repaired by a roofing contractor. We photograph roof and gutter damage we see during our walk so the owner has it in one record for the adjuster.
Can storm-damaged unit entry doors be replaced with any door?
Not always. Unit doors off a shared corridor are often fire-rated assemblies, with a labelled door and frame, a closer and a latching lockset. The building official decides what is required on that building. We check the label before we order and replace like with like.
How long does multifamily storm damage repair take?
Securing open units comes first and is scheduled as soon as we can get there. The repair waits on the claim approval and on made-to-order windows and doors; lead time depends on the brand and is written on the quote. Once materials are here, installs typically run one to two working days per unit.
Can a contractor waive the deductible on a multifamily storm claim?
Minnesota law, Minn. Stat. 325E.66, bars residential contractors from promising to pay or rebate an insurance deductible, and JMB does not on any building. How the deductible works on your policy is a question for your agent.
