An apartment storm repair schedule puts units in order: open or leaking units first, vacant units while they are empty, then occupied units in batches the owner can send notices for. JMB Builders builds that plan with the owner or manager after the damage is documented and the order is placed, so each unit is opened and closed the same day. - Worst units first, vacant units early
- Unit dates given ahead for the owner's notices
- Each unit opened and closed the same day

After a large storm loss, the hard part is not any one unit. It is the order. Some units are boarded and dark. Some are fine inside but have a cracked pane. Some are vacant. Everything waits on materials that are made to order, and every occupied unit needs a notice before anyone goes in. A schedule built around those facts gets units back sooner than one built around the building's floor plan.
The order we usually propose: units that are open, leaking or boarded first, because they are losing rent and risking more damage. Vacant units next, while no notice is needed and no one has to move furniture. Then occupied units in batches, by building or stack, so the crew is not crossing the property all day. Ground-floor units with patio doors are often grouped so the doors and windows in a unit go in on one visit.
The clock has three parts: the claim, which runs on the insurer's schedule; the order, where lead time depends on the brand and is written on the quote; and the install, which typically runs one to two working days per unit. Questions about loss of rents, deadlines and coverage go to your policy and your agent; we do not give coverage advice.

How your project works
- 1
Count and order
The damage is documented by unit, the owner's claim is approved, every opening is measured in person and ordered as one package.
- 2
Rank the units
Open and leaking units first, vacant units next, then occupied units in batches by building or stack. The owner can move any unit up or down.
- 3
Notices out
We send dates per batch ahead of time. The owner or manager sends the tenant entry notices.
- 4
Install and report
Each unit is opened and closed the same day. The manager gets a short daily note: done, next, and anything found behind the trim.
Apartment Storm Repair Schedule — Which Units Go First: questions, answered
Which apartment units should be repaired first after a storm?
Units that are open, leaking or boarded go first, because they risk more damage and are not rentable. Vacant units come next, while they are empty. Occupied units follow in batches the owner can send notices for. The owner decides the final order.
How long do storm repairs on an apartment building take?
The claim runs on the insurer's schedule and the materials are made to order, with lead time depending on the brand. Once materials are on site, installs typically run one to two working days per unit, so the total depends on how many units there are.
How much notice do tenants need before storm repairs in their unit?
Minnesota's landlord entry law, Minn. Stat. 504B.211, generally requires the landlord to make a good-faith effort to give reasonable notice of at least 24 hours, with entry between 8 a.m. and 8 p.m. unless agreed otherwise, and it has emergency exceptions. The owner sends the notices. This is not legal advice; ask your attorney about your situation.
Does insurance pay for lost rent while apartment units are being repaired?
Some property policies include loss of rents or business income coverage and some do not, and they have their own limits and waiting periods. Check your policy and ask your agent. We can give the owner the schedule and dates per unit for that conversation.
Can tenants stay in their unit during storm repairs?
In most cases, yes. Each unit is opened and closed the same day, floors and furniture near the work are covered, and the tenant has a door and windows that lock that night. Units with heavy interior damage may be a different story, and the owner decides.
Why can't all the apartment units be repaired at once?
One crew works through a building unit by unit so no unit is left open overnight, and windows and doors are made to order. Doing the worst units first and batching the rest by building keeps the property secure while the work moves.
