Garden apartment complex window replacement covers several two- and three-story buildings on one site. JMB Builders writes one standard window spec for the community, measures each building in person, stages materials on site and finishes one building before moving to the next, scheduled around the leasing office. Priced per unit with every opening listed, across the Twin Cities metro to St. Cloud. Send photos for a reply within one business day, or book a free in-home estimate.

  • Priced per unit, totaled by building
  • One building finished before the next
  • One standard spec for the whole community

A garden apartment complex is a set of low buildings, usually two or three stories with a shared entry and stair, spread across one site with parking, a leasing office and green space between them. The buildings were built together, so their windows failed together. Replacing them is a multi-building project, and it runs best one building at a time.

We start with one standard spec for the whole community: window line, exterior and interior color, glass, screens and locks. Then every building is measured in person and listed on the bid by building, floor and unit, with a per-unit price that totals by building. That lets the owner fund it by building or by year and still end with matching windows.

On site, materials for one building are staged in a spot the manager picks, a trailer or dumpster stands where it does not block parking or the leasing office, and work runs one unit at a time inside that building. A building is finished, punch-listed and photographed before the next one starts. Before we bid, we check the city's contractor licensing and permit rules for the property.

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • A site plan or building list with unit counts, and which building goes first
  • The standard spec decision, or a request for us to propose one
  • Staging and dumpster locations, parking rules and the leasing office's hours
  • Notice to residents as your leases and Minnesota law require, sent by management
  • Access to units through maintenance or keys on each building's days

What JMB supplies

  • An in-person measure of every building before its order
  • A bid by building, floor and unit, each opening listed
  • One spec ordered through ABC Supply so every building matches
  • Materials staged by building; one building finished before the next starts
  • Install unit by unit, each opening closed the same day
  • Floors and furniture near windows covered; daily clean-up and haul-away
  • Permits pulled when required; photos filed by building and unit; COI and W-9 on request

How it is priced: per unit

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Unit mix: studios, one-, two- and three-bedrooms and their window counts
  • Insert vs. full frame for the building type
  • Stairwell and common-area windows over open stairs
  • Third-floor exterior access and ground conditions around each building
  • Exterior capping and interior trim scope
  • All buildings in one season vs. one or two a year
  • Bedroom window sizes that need checking against egress rules

Send the building list, unit mix and photos of one unit of each type. A walkthrough of the community firms up the bid.

How long it takes

Typically one to two working days per unit, with each building run straight through. Lead time depends on the brand and is written on the bid; later buildings can be ordered in phases.

How your project works

  1. 1

    Community walkthrough

We walk the site with the manager, look at each building type and agree on staging, parking and the order of buildings.

  2. 2

    One spec, one bid

A standard spec is written once. The bid lists every opening by building, floor and unit with a per-unit price.

  3. 3

    Measure and order by building

Each building is measured in person before its order. Lead time depends on the brand and is written on the bid.

  4. 4

    One building at a time

Units done in order inside the building, each closed the same day. Common-area windows get their own day.

  5. 5

    Punch list and photos

The building is walked with the manager, photos are filed by unit, and the invoice follows the bid for that building.

Garden Apartment Complex Window Replacement, Building by Building: questions, answered

How do you replace windows across several apartment buildings at once?

One building at a time, on one spec. Each building is measured, ordered and installed in sequence, and the next one starts when the last is finished and walked. That keeps materials, the trailer and the crew in one place instead of spread across the site.

Can we replace windows in one building this year and the rest later?

Yes. The bid is broken out by building, and the spec is written down, so later buildings get the same window, color and glass. Prices for later phases are confirmed when they are ordered.

Where do the materials and dumpster go?

Where the manager says. We ask for a staging spot near the building we are in, away from the leasing office entrance and resident parking where possible, and move it when the next building starts.

Will the leasing office have to close?

No. If the leasing office is in one of the buildings, its windows are scheduled for a slow day or after hours you choose. Tours can keep running; finished buildings are the ones to show.

What spec should an apartment community standardize on?

A vinyl or fiberglass replacement window line in one exterior color, with low-E glass, one screen type and one lock style is the usual starting point. The spec is your decision; we write down what you choose so every building matches.

Do garden apartment buildings need permits for window replacement?

Apartment buildings of five or more units fall under the commercial building code, and most Twin Cities cities want a permit. Before we bid, we check the city's contractor licensing and permit rules for the property, and when the job needs a permit, JMB pulls it.
