Condo building window replacement for associations with five or more units under one roof: the board approves one spec, JMB Builders measures every unit, and the bid lists each window by floor and unit so it can be split the way the declaration says. Owners get notice of their day and every opening is closed that night. Twin Cities metro to St. Cloud, priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit, every window listed
- One board-approved spec
- Owner notices by unit

In a condo building the board decides, but each window sits in someone's home. Who owns and pays for the windows depends on the association's declaration and rules: some make windows a common element, some make them the owner's, some split it. That is for the board, its manager and the owners to read in their documents. We follow what the board or manager tells us, and the bid is broken out by unit so the cost can be split either way.
The spec is set once: window line, exterior color, glass and grille pattern. The board approves it, and every unit gets it. Units where an owner already replaced windows are noted at the walkthrough so the board can decide whether they stay.
Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building. Unit entry doors off a corridor are often fire-rated, so if doors are in the project, they are ordered to the rating the building official requires.

- The window line and glass in the approved spec
- Insert vs. full frame
- Exterior wall type and upper-floor access
- Units already replaced that stay or go
- Patio doors or unit entry doors added
- One season vs. phased by floor or side
Send the unit list, a photo set of each unit type and any association window rules. The walkthrough firms up the bid.

Condo Building Window Replacement — Association Projects, 5+ Units: questions, answered
Who pays for window replacement in a condo building?
That depends on the association's declaration and rules. Some make windows the association's responsibility, some the owner's, and some split it. The board and owners should check their documents; we follow what the board or manager tells us and break the bid out by unit so it can be split either way.
Do all units in a condo building have to get the same windows?
On an association project, usually yes. The board approves one window line, color, glass and grille pattern, and every unit gets it. Interior color can sometimes be left to each owner if the board allows it and the line offers it.
What if some condo owners already replaced their windows?
We note those units at the walkthrough with what is installed. The board decides whether they stay or are replaced to the new spec, and the bid shows them as separate lines.
How do condo owners find out when their windows will be done?
The board or manager gets the schedule by unit first. Owners then get notice of their day through the association's usual method, with what to move and how long we will be inside. We write the notice text.
Are condo unit entry doors part of a window project?
They can be. Doors off a shared corridor are often fire-rated assemblies, so they are ordered to the rating the building official requires and listed per door. Patio doors can go on the same order as the windows so colors match.
Do you need a permit to replace windows in a condo building?
Often, yes. Buildings of five or more units fall under the commercial building code, so before we bid we check the city's contractor licensing and permit rules for that building. When a permit is needed, JMB pulls it.
