Window Opening Control Devices for Apartments — Upper-Floor Units

Your building has low-sill windows on the second floor and up, families with small children live there, and the windows have to stop a fall without blocking a fire escape.

Window opening control devices for apartments hold an upper-floor window to a small opening so a child cannot fall through, and release so anyone can open it fully to escape. JMB Builders installs them in apartment buildings from the Twin Cities metro to St. Cloud: the window maker's device where the line offers one, or a listed aftermarket device. The building official decides where they are required. Priced per opening; send photos or book a free in-home estimate.

  • Priced per opening, device included
  • Releases to the full escape opening
  • Required spots set by the building official

In apartment buildings, the building code generally calls for fall protection on operable windows whose sill sits low to the floor in a unit that is well above the ground outside. The usual answer is a window opening control device: a stop that holds the sash to a small opening until an adult works the release. The heights that trigger it are in the code your city enforces, and the building official decides which windows in your building need one.

The release is the whole point. Bedroom windows on the lower floors are often the emergency escape opening, so a device that cannot be released, or that needs a key or a tool, turns an escape window into a wall. We install devices that release to the window's full opening, test each one, and show your maintenance staff how it works so they can show tenants.

Devices are simplest when they arrive with the windows. Many window lines offer a factory device for their sliders, hung windows and casements, and we order it with the building package. Where the line does not, or on windows you are keeping, we install a listed aftermarket device made for that window type, priced the same way, per opening.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Unit access and tenant notice as your leases and Minnesota law require
  • Any inspection order or plan-review comment that names fall protection
  • Whether you want devices beyond what the code requires, for example every upper-floor bedroom
  • Your call on factory devices or aftermarket devices for windows you keep

What JMB supplies

  • A list of low-sill upper-floor windows from the walkthrough, unit by unit
  • Factory devices ordered with new windows where the line offers them
  • Listed aftermarket devices for the other windows
  • Install to the maker's instructions and a release test on every window
  • A short demonstration of the release for your maintenance staff
  • Permit pulled when the job needs one
  • Photos of each installed device in your job folder

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Factory device ordered with new windows or a retrofit on existing windows
  • Window type: slider, single-hung, double-hung or casement
  • Number of qualifying windows per floor and unit
  • Done during the window install or as its own visit
  • Trim or stop work needed to mount the device on older frames

Send a photo of each window type with a tape measure from floor to sill, and say which floor each unit is on.

How long it takes

With new windows, devices go on during the install and add little time. A retrofit visit typically covers several units in a day, depending on the window type.

Situations and options

Factory device

Made by the window maker for that line and ordered with the windows. It fits the frame without extra parts showing and matches the hardware finish.

Track stop for sliders and hung windows

Mounts in the sash track and stops the sash at a small opening. A button or lever releases it so the sash slides to its full opening.

Casement limiter

Limits how far the sash swings or the operator turns. The release lets the sash open fully for escape.

Retrofit on windows you keep

A listed aftermarket device made for the existing window type, installed per opening. We check the frame can hold the screws before we price it.

Window Opening Control Devices for Apartments — Upper-Floor Units: questions, answered

Do apartment buildings need window fall prevention devices?

The building code generally requires fall protection on operable windows that have a low sill in units well above grade, and an opening control device is the usual way to meet it. The building official decides which windows in a given building need them. On new windows we flag the low-sill upper-floor openings at the measure and order devices where they apply.

Do window stops on upper floors block a fire escape?

They must not. A window opening control device has a release that lets the sash open to its full opening without a key or tool. We test the release on every window after install and show maintenance staff how it works.

Which apartment windows need opening control devices?

Usually operable windows on upper floors whose sill is low to the room floor and high above the ground outside. The exact heights are in the code your city enforces, and the building official makes the call. We list each qualifying window on the quote by unit and room.

Can child safety window limiters be added to existing apartment windows?

Yes, on most sliders, hung windows and casements. We install a listed aftermarket device made for that window type and price it per opening. If a frame is too worn to hold the screws, we tell you and price the window instead.

How do tenants open a window that has a fall prevention device?

They press or slide the release and open the sash past the stop; on most devices it resets when the sash is closed. We show your maintenance staff how each device type works so they can explain it at move-in. The window maker's instructions stay with you.

Who decides whether my building's windows need fall protection?

The city's building official decides, based on the code it enforces and the permit for the work. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules, and JMB pulls the permit when the job needs one. This page is not legal advice.
