Apartment Sliding Window Replacement — Slider, Single-Hung or Casement

Tenants call because the sliders drag, will not latch or let snow in at the meeting rail, and you need to know whether to fix them or replace the building's worth.

Apartment sliding window replacement: JMB Builders walks the building, measures every slider in person and tells you which ones can get by on new rollers and latches and which need new windows. The building is ordered once, so sliders, single-hungs or casements match, and installed unit by unit around tenants. Twin Cities metro to St. Cloud. Priced per opening; send photos for a reply within one business day or book a free in-home estimate and walkthrough.

  • Priced per opening, every unit listed
  • Repair or replace called slider by slider
  • One order so frames and glass match
New tan double casement beside the front entry, brick column and brown lap siding

Horizontal sliders are the window most low-rise apartment buildings were built with. They are cheap, they have no crank to strip, and they fit the wide, short openings in bedrooms and living rooms. Decades of tenants later, the rollers are flat, the bottom track is packed with grit, the latch no longer reaches its keeper and the screen is bent or missing. One unit's complaint usually means the same window is wearing out in every unit.

Not every slider needs replacing. If the frame is square and the glass is clear, new rollers, a latch and weatherstrip can keep it working. If the frame is old aluminum, the vinyl sash has warped or the sealed glass has fogged, replacement is the fix. On the walkthrough we open sliders in a sample of units and price both paths, so you decide for the building instead of one complaint at a time.

When sliders are replaced, the style is a choice. Another slider is the simplest swap. A single-hung suits taller openings and is easy for tenants to work. A casement seals tighter and opens wider, which helps bedrooms that are short on escape opening. Screens are ordered with every operating window, so turnover does not start with a missing screen.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Unit access and the notice to tenants your leases and Minnesota law require
  • A list of units with slider complaints, if you keep one
  • Your choice of style, frame color and glass for the building
  • A spot on site for the trailer and the old windows
  • Paint color for new interior trim: painting is quoted as a separate line, or leave it primed and caulked

What JMB supplies

  • One in-person measure of every slider in the building
  • A repair-or-replace call on each window, written on the quote
  • Windows ordered as one package through ABC Supply, screens included
  • Sill pan, flashing tape, low-expansion foam and sealant at each opening
  • Interior stops or trim and exterior capping where the quote lists it
  • Floors covered from the unit door to each window, old sliders hauled off daily
  • Photos of each finished unit in your job folder
  • A certificate of insurance and a W-9 on request

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Repair (rollers, latch, weatherstrip) or full replacement, window by window
  • New slider, single-hung or casement, and the frame material
  • Insert into the old frame or full-frame removal
  • Bedroom windows that must keep or gain escape opening
  • Upper-floor exterior access and the brick, siding or stucco at the opening
  • Whole building in one mobilization or phased by floor or side

Send photos of one typical slider inside and out, each side of the building, and a count of sliders per unit type.

How long it takes

Installs typically run one to two working days per unit, depending on how many windows it has; repair-only visits are shorter. Lead time depends on the brand and is written on the quote.

Situations and options

Repair the slider

New rollers, latch and keeper, and weatherstrip at the interlock. Worth it when the frame is square and the glass is clear. Priced per window and done in one visit per unit.

Slider for slider

A new two-lite slider in the same opening, operating side marked at the measure for each unit. The quickest swap and the look tenants already know.

Single-hung

The bottom sash slides up. Good for taller openings and for buildings that want one simple window type across every unit.

Casement

Cranks out and seals with compression weatherstrip. The whole sash swings clear, so a casement gives more escape opening than a slider in the same rough opening.

Apartment Sliding Window Replacement — Slider, Single-Hung or Casement: questions, answered

Should I repair or replace the sliding windows in my apartment building?

Repair when the frame is square, the glass is clear and the problem is rollers, a latch or worn weatherstrip. Replace when the frame is aluminum and frosting, the vinyl sash has warped, or the sealed glass has fogged. We check a sample of units on the walkthrough and price both paths on one quote.

Why is an apartment slider window hard to open?

The rollers under the sash wear flat and the bottom track fills with dirt, so the sash drags instead of rolling. A sash that has sagged or a frame that has racked out of square binds the same way. New rollers fix the first; a racked or warped frame needs a new window.

Are casements better than sliders for apartment bedrooms?

A casement swings its whole sash open, while a slider opens only half its width, so a casement gives more escape opening in the same rough opening. Casements also seal tighter against wind. Sliders cost less and have no crank to break, so many owners use casements in bedrooms and sliders elsewhere.

Do tenants have to leave while the sliders are replaced?

No. We work one unit at a time and close every opening the same day it is opened. Tenants clear a few feet in front of each window and keep pets out of the room we are in. You give the notice your leases and Minnesota law require; we give you the dates and the units.

Do new apartment slider windows come with screens?

Yes. Every operating window is ordered with a screen sized to it, and screens are labeled by unit so they go back on the right window. Replacement screens for windows you are keeping are a separate line.

What does a contractor need to replace windows in a 5+ unit apartment building?

Buildings with five or more units fall under the commercial building code, and city contractor licensing and permit rules vary. Before we bid, we check the city's contractor licensing and permit rules for that building, and JMB pulls the permit when the job needs one. A certificate of insurance and a W-9 are available on request.
