Hail damaged patio doors on an apartment building show up as dented frame cladding, cracked glass and torn screens on the balcony and ground-floor doors that faced the storm. JMB Builders checks each door, writes glass only, panel or whole door per unit, and orders the replacements together so they match. The owner files the claim. Twin Cities metro to St. Cloud, priced per door. Photo reply within one business day, or a free walkthrough.
- Priced per door, listed by unit
- Glass, panel, screen or whole door per opening
- Replacements ordered together so they match

Patio doors on an apartment building take hail on the one side that faced it, all at once. Clad doors show dents in the aluminum or vinyl-wrapped frame and sill trim. Some glass cracks; some screens tear. Many doors still slide and lock; some have a bent track or a panel that no longer seals at the interlock. A claim that only lists the cracked glass misses most of it.
Each door is checked the same way: glass, frame cladding, sill, panel seal, track, lock and screen, photographed wide and close with a scale in the frame and written as one line by unit. The fix per door is one of four: new glass in the existing panel, a new operating panel, a new screen, or a new door when the frame is dented or the door cannot be matched. Patio door glass is safety glass, and replacements are ordered that way.
Replacement doors are measured in person and ordered together so color and hardware match across the building. Installs go unit by unit; a door taken out is back in and locked the same day, with floors covered. The owner files the claim and deals with the insurer; we document, meet the adjuster and replace. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Hail Damaged Patio Doors on an Apartment Building: questions, answered
Do hail-dented patio doors on an apartment building need replacing?
Not always. Dents in the cladding that do not split it or affect how the door seals are written differently from a cracked frame or a panel that no longer seals. Each door is checked and written as glass, panel, screen or whole door. What the insurer pays for is between the owner and the insurer.
Can just the glass be replaced in a hail-damaged sliding door?
Often, yes, when the panel frame is sound. The glass is ordered as safety glass to size and set in the existing panel. Where the panel is bent or the door line is no longer made, the panel or door is replaced instead.
Will replacement patio doors match the rest of the building?
We order every replacement at once so they match each other. Matching doors that are not being replaced depends on whether the line is still made; if it is not, we say so on the scope and photograph the difference.
Can a tenant stay in the unit while the patio door is replaced?
Yes. The door is out for a few hours and back in and locked the same day. Furniture near the door is moved and covered, and the owner sends the entry notice ahead of time.
Do you fix hail-damaged balcony railings or decking too?
No, our side is the doors, their glass, screens and the trim around them. Balcony railings and decking are not part of our scope, so we photograph any damage we see there for the owner's record.
Who files the claim for hail-damaged patio doors on a rental building?
The building owner, or a manager the owner authorizes, files and deals with the insurer. We document each door, meet the adjuster when asked and replace what is approved. Coverage and the deductible are questions for your policy and your agent.
