Window after window in the building has gone cloudy between the panes, and you need to know whether to replace the glass or the windows.

Apartment foggy window glass replacement swaps the failed sealed glass units and keeps the frames, when the frames are sound. JMB Builders measures every fogged unit in the building, orders the glass as one size list, and replaces it unit by unit around tenants. When failures are spread across most of the building, we price full windows next to glass so you can compare. Twin Cities metro to St. Cloud. Priced per opening; photos or a free in-home estimate.
- One size list, one glass order
- Glass and full-window prices side by side
- Priced per opening

Seal failures spread through a building. The windows were made at the same time, by the same maker, and the south and west sides take the same sun every afternoon, so once a few go cloudy between the panes, more follow. A failed seal does not let air into the unit, but it costs some insulating value, it looks bad at a showing, and the haze eventually leaves a film that will not clear.
Glass-only replacement keeps the frame. The glazing stops come off, the failed unit comes out, a new sealed unit made to the same size and thickness goes in on setting blocks, and the stops go back with new glazing tape or sealant. Each fogged unit is measured in person and labeled by apartment, room, window and sash. The glass is ordered as one size list, so install is one pass through the building.
Glass is not always the right call. Some sash are glazed at the factory and are replaced as a sash, not reglazed. When most windows on a side have failed and the frames are aging too, replacing glass one unit at a time is patching a building that is due for windows. We price both on the same quote.

Situations and options
Glass unit only
The sealed unit is replaced in the existing sash or frame. The right fix when the frame is sound and only a share of windows have failed.
Sash replacement
For factory-glazed sash or a sash that is also worn. A new sash from the maker, where one is still made for that window.
Full window
New window in the opening. Priced next to the glass so you can see where glass stops making sense.
Building-wide replacement
When failures are spread across most of the building, one order of new windows makes every unit the same age and spec.
Apartment Foggy Window Glass Replacement — One Size List per Building: questions, answered
Can you replace just the fogged glass in apartment windows?
Yes, when the frame and sash are sound. The sealed glass unit is measured, a new one is made to size, and it is set back into the same frame with new glazing tape or sealant. Some factory-glazed sash have to be replaced as a sash instead.
Why are so many window seals failing in my apartment building?
Windows of the same age and make tend to fail around the same time, and the sides of the building that take the most sun fail first. Heat cycles every day work the edge seal until moist air gets between the panes. Once several have gone, more usually follow.
When is replacing whole windows better than replacing the glass?
When most windows on a side have failed, the frames are aging, the sash are hard to operate, or the glass is factory-glazed. At that point glass-only work patches a building that is due for windows. The quote shows both prices by opening.
Do some apartment windows need tempered replacement glass?
Yes. Glass near doors, large panes low to the floor and glass in wet areas or near stairs often fall under the safety glazing rules. We check each opening and order tempered glass where it applies, and it carries a permanent mark in one corner.
Are failed window seals covered by the window warranty?
That depends on the maker, the window's age and whether the warranty transfers to you. Check the paperwork and contact the window maker. If a maker supplies glass, we can install it; our quote covers the labor.
Does a tenant have to be home for glass replacement?
No, as long as you give us access and the notice your leases and Minnesota law require. Each window is closed up the same visit. Tenants clear the area in front of the window and keep pets out of that room.
