Hail went across the property. Some units have cracked glass, some dented capping or torn screens, and you need one count of every window before the adjuster comes.

For apartment building hail damage windows, the owner or manager files the claim and deals with the insurer. JMB Builders numbers every window by building, floor and unit, photographs the damage with a scale in the frame, meets the adjuster on site and then replaces what was approved, unit by unit. Twin Cities metro to St. Cloud, priced per opening. Send photos for a reply within one business day, or book a free in-home estimate and walkthrough.
- Priced per opening, grouped by unit
- Owner or manager files; we document and repair
- Every window numbered: building, floor, unit

Hail does not hit an apartment building evenly. The west and north walls take it, the top floor takes more than the garden level, and the damage hides in places tenants never report: a split corner on the exterior capping, a dent in the sash, a screen torn behind the blind. A claim that only counts what the tenants called about misses openings, and a missed opening is a second visit and a supplement later.
So the count comes first. Every window gets a number by building, floor, unit and wall, and every damaged one is photographed wide and then close with a tape or scale card in the frame. The scope lists each opening with what is wrong and what fixes it: glass unit, sash, capping, screen or the whole window. The owner or manager files the claim and talks to the insurer. We walk the adjuster through the building with the same numbers, so nobody counts twice.
Once a scope is approved, every opening to be replaced is measured in person and goes on one order, so color, glass and grille match across the building. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building, and we pull the permit when one is needed. Installs run unit by unit, each unit closed up the day it is opened. Lead time depends on the brand and is written on the quote.

Situations and options
Glass or sash only
Where the frame and capping are sound and only the glass unit cracked or the sash dented, the scope says glass or sash for that opening. The rest of the window stays.
Capping and screens
Dented aluminum capping and torn screens are written as their own lines per opening. They are often the bulk of the damage on a hail-hit wall and the easiest to miss.
Full window replacement
Where the frame is cracked or the window cannot be matched, the opening is replaced. The order covers every replacement on the building so color and glass match.
Apartment Building Hail Damage Windows — Every Unit on One Scope: questions, answered
Who files the hail claim for an apartment building?
The owner, or a manager the owner authorizes, files on the building's policy and deals with the insurer. JMB documents the windows, meets the adjuster and does the repair. We do not file, negotiate or handle the claim. Coverage, deadlines and the deductible are questions for your policy and your agent.
How do you document hail damage on windows across many apartment units?
Every window gets a number by building, floor, unit and wall. Each damaged one is photographed wide, then close with a tape or scale card in the frame, and gets one line in the scope saying what is wrong and what fixes it. The adjuster walks the building with the same numbers.
Can a contractor cover the deductible on an apartment building hail claim?
Minnesota law, Minn. Stat. 325E.66, bars residential contractors from promising to pay or rebate any part of an insurance deductible. Whatever the building size, JMB does not waive, rebate or pay a deductible. Ask your agent how the deductible applies to your policy.
Do tenants need to be home when hail-damaged windows are replaced?
No, but someone has to let us in, and the owner or manager sends the entry notice. We give a unit-by-unit schedule so the notices can go out ahead. Each unit's windows are closed up the day they are opened, and furniture near the windows is covered.
Do you need a permit to replace hail-damaged windows in an apartment building?
Often, yes. Buildings of five or more units fall under the commercial building code, and cities treat window replacement there differently than on a house. Before we bid, we check the city's contractor licensing and permit rules for that building, and we pull the permit when one is needed.
Will replacement windows match the undamaged ones on the building?
We measure in person and order every replacement on the building at once, so the new windows match each other. Matching windows that are not being replaced depends on whether that line is still made. Where it is not, we say so on the scope and photograph the difference for the adjuster.
