An apartment windows and balcony door package replaces every window in a unit and its balcony or patio door in the same visit. JMB Builders orders them together so frame color and glass match, prices each unit as a package with every opening on its own line, and closes and locks the unit the same day. In most apartment buildings the balcony or patio door is the biggest opening in the unit and the one that fails first: worn rollers, broken locks, fogged glass, a leak at the sill. When the windows are being replaced anyway, putting the door in the same visit saves a second round of tenant notices, a second time moving furniture and a second time covering floors.
We list each unit as a package: every window by room, plus the balcony or patio door, each on its own line with size, style and install method. The building goes on one order so the door's frame color, glass package and screen match the windows. The door is set in a sill pan with flashing and foam, and the trim is done with the windows.
Upper-floor balcony doors sit on a slab or deck, and where the balcony surface or membrane meets the door sill we note what we find and flash the new door to it. Repairs to the balcony itself are a separate scope. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Should apartment balcony doors be replaced with the windows?
If both are near the end of their life, yes. One visit per unit means one notice, one furniture move and one clean-up for the tenant, and the door matches the windows in color and glass. If the budget only covers windows now, the door can be added later on the same spec.
Can the balcony door be done the same day as the windows?
Usually. The door goes in first so it is locked by the end of the day, and the windows follow in the same visit. Larger units may take a second day.
Will the balcony door match the new windows?
Yes, when they are ordered together from the same brand: the same frame color, glass package and screen color. Ordering them in different years risks a color or glass difference.
What if the floor by the balcony door is soft?
We find out when the old door comes out. Rot at the sill or subfloor is repaired before the new door goes in, priced on a set line on the quote so it does not change the package price.
Do you fix the balcony itself?
Not as part of this package. Where the balcony surface or membrane meets the new door sill, we flash the door to it and tell you what we see. Repairs to the balcony structure or surface are a separate scope.
How is an apartment window and door package priced?
Per unit. Each window and the door are on their own lines, totaled as a package for that unit type. That makes it easy to compare bids and to sign for a floor or stack at a time.
