Window Replacement in Plaster Walls — Plaster and Lath Kept Intact
Your house has plaster walls and original trim, and you have heard new windows mean cracked plaster.

Window replacement in plaster walls comes down to how the opening is trimmed. Wood casing over plaster is cut loose and saved; an insert leaves the plaster untouched; a full frame install cuts plaster returns back cleanly and rebuilds them. JMB Builders does it in plaster-and-lath houses across the Twin Cities metro. Priced per window, quoted from photos or at a free in-home estimate.
- Priced per window, windows supplied
- Casing cut loose, not pried off the plaster
- Plaster returns kept, or rebuilt after full frame

Plaster cracks when it is pried and pounded. Old casing is nailed through the plaster into the framing, and the paint line glues it to the wall. Pull it with a bar and the plaster behind it breaks away in chunks. We score the paint line, cut the nails behind the casing with a blade, and lift each piece off whole and numbered so it goes back where it came from.
Many older houses have plaster returns instead: the plaster wraps into the window opening with no wood casing, only a stool. An insert window is set inside the old frame and the returns are never touched. A full frame install has to take the old frame out, so the returns are cut back to a clean line and rebuilt with a wood jamb extension or a drywall return patched into the plaster.
Which one fits each window is decided at the measure. Sound frames and good returns usually mean inserts. Rotted sills or frames out of square mean full frame, and we tell you which openings will need plaster patching before anything is ordered.

How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Insert vs. full frame for each opening
- Wood casing reused, matched new, or plaster returns rebuilt
- Plaster patching around full frame openings
- Weight pockets to insulate on old double hungs
- Rot in sills or frames found at the measure
- Window count, size and second-story access
Send a photo of each window from inside showing the trim or plaster return, and one from outside. Say if the house was built before 1978.
How long it takes
Three to five insert windows a day. Full frame openings with rebuilt plaster returns take longer, and patch compound needs drying time before paint.

Situations and options
Insert, casing untouched
The new window sits inside the old frame. Only the interior stops change, so the casing, plaster and paint around the window are not disturbed. The usual choice when the frames are sound.
Full frame, casing saved and reset
The casing is cut loose and set aside, the old frame comes out to the rough opening, the new window goes in, and the same casing is put back over new jamb extensions.
Full frame with plaster returns
The plaster return is cut back to a straight line, the new window is set, and the return is rebuilt with a wood jamb or drywall patched and feathered into the plaster.
Window Replacement in Plaster Walls — Plaster and Lath Kept Intact: questions, answered
Will replacing windows crack my plaster walls?
It can if the casing is pried off. We score the paint line and cut the nails behind the casing so it lifts off without pulling plaster with it. Insert windows do not touch the plaster at all. Hairline cracks near a full frame opening are patched before trim goes back.
Should I get insert or full frame windows in a plaster house?
Inserts if the old frames are sound and square, because the plaster and trim are not disturbed. Full frame when sills are rotted, frames are racked or water has been getting into the wall. Each window is checked at the measure and some houses end up with a mix.
What are plaster returns and can you keep them?
Plaster returns are plaster wrapped into the window opening instead of wood casing, often with only a wood stool at the bottom. With an insert window they stay as they are. A full frame window means cutting them back and rebuilding them with a wood jamb extension or drywall patched into the plaster.
Can you reuse my original window casing?
Usually yes. Each piece is cut loose, numbered and set aside, then reinstalled over the new window with jamb extensions if the depth changed. If a piece splits or is rotted, a new one is milled or matched as close as current stock allows.
Who fixes the plaster around new windows?
We do the plaster patching around the openings we work on, with setting compound feathered into the old wall, primed and ready for paint. Painting is quoted as a separate line, or you can paint it yourself.
