Patio door replacement in Princeton, MN: we measure the opening, order a sliding or hinged patio door in the size and glass you choose, pull the old one, fix any rot in the subfloor or framing at the sill, set the new door in a sill pan with flashing and trim it. JMB Builders works out of Zimmerman, just down Highway 169. Priced per door; send photos for a reply within one business day.

  • Priced per door, door included
  • Sliding or hinged patio doors
  • Sill rot repaired before the new door
Rear of a gray-sided home with a new slider window in the bump-out

In Princeton's 1990s-and-newer homes the patio door is usually the original builder slider. The two things that wear out first are the hardware and the seal: rollers flatten, the latch stops lining up with the keeper, and the insulated glass fogs. New rollers buy a little time, but once the frame has racked and the glass has failed, replacing the door is the repair.

Older in-town homes have a different story. Many had a window turned into a patio door at some point, or have a hinged door to a deck that was added later. Those openings are worth checking for a proper header and for rot at the sill, because a door added in a hurry is often set straight on the subfloor with no pan under it.

Either way we measure, order the door, and do not pull the old one until the new one is on site. Most cities treat a same-size door swap and a wider opening differently for permits; we check with the City of Princeton building department and pull one when the work needs it.

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Sliding vs. hinged French-style patio door, and the panel width
  • Glass choices: low-E, tint, blinds between the glass
  • Rot at the sill, rim or subfloor once the old door is out
  • A converted window opening that needs its header checked or reframed
  • Deck boards or siding that have to come off and go back at the sill
  • Painting the trim, as its own line

Send a straight-on photo from inside and outside, and one looking down at the sill.

How long it takes

One patio door in a sound opening: about a day. Add time for sill rot or reframing. The door is ordered after you approve the quote.

Situations and options

Builder slider, newer home

The original two-panel slider comes out whole and a new one goes in the same opening, often with better glass and a lock that actually meets the keeper.

Hinged patio door

A French-style patio door swings open its full width. It needs room to swing inside, so we check furniture and floor registers before ordering.

Converted opening, older home

Where a window was once turned into a door, we check the header and the sill framing before the new door goes in, and rebuild what was done short.

Patio Door Replacement in Princeton, MN — Sliders and Hinged Doors: questions, answered

Who replaces patio doors in Princeton, MN?

JMB Builders, a licensed Minnesota residential building contractor based in Zimmerman, which sits just down Highway 169 from Princeton. We take the measurements, order the new patio door through ABC Supply, set it and trim it. Send photos for a reply within one business day, or book a free in-home estimate.

Should I fix my old slider or replace it?

If the glass is clear and the frame is square, new rollers and a new latch can be worth it. If the glass has fogged, the frame has racked or the floor at the sill is soft, replacement is the repair. We tell you which from photos of the track, the glass and the sill.

Why does my sliding door handle keep breaking?

Usually because the panel is dragging and the handle is doing the work the rollers should. On an older builder slider the rollers wear flat and the track wears down with them. A new handle will break again until the door glides freely.

Can you replace a patio door that was added where a window used to be?

Yes. We check that the header over it is sized for the wider opening and that the sill framing is solid, and fix what was left short. Then the new door goes in on a sill pan with flashing like any other.

Do I need a permit to replace a patio door in Princeton?

A same-size replacement and a wider opening are handled differently by most cities. We check with the City of Princeton building department before we start and pull a permit when the work needs one.

Do you replace patio doors in Cambridge and Elk River too?

Yes. We work in Cambridge, Elk River, Big Lake and Zimmerman, along with the rest of the north metro. The process is the same: photos, a measure, the door ordered, then the install.
