Patio door replacement in Maple Grove is mostly the original builder slider on a walkout or a deck, now dragging on its track, fogged or soft at the sill. JMB Builders measures the opening, orders the door you choose, pulls the old one, repairs rot under it, sets the new door in a sill pan with flashing and trims it inside and out. One price per door, from photos or a free in-home estimate.
- Priced per door
- Door supplied, measured and ordered
- Sill rot repaired before the new door goes in

A lot of Maple Grove houses have a walkout or a deck off the kitchen, and the builder put a two-panel vinyl slider there. Those doors went in across whole neighborhoods in the same years, so they are wearing out on the same schedule: rollers flattened, tracks worn, glass fogged between the panes, and a lock that no longer catches.
The door is the part you see. The part that decides the job is the sill. Many builder sliders were set without a sill pan, and on a deck door snow piles against the threshold all winter. When the old door comes out, we check the subfloor and the rim joist under it and replace anything soft before the new door goes in.
The new door goes in square, on a pan, with flashing tape lapped over it at the sides and head, then foam, sealant, the screen adjusted and trim inside and out. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself. We also replace patio doors in Plymouth and Brooklyn Park, and our records show three installs in Maple Grove between May and July 2026.

- The door you pick: vinyl, fiberglass or clad wood, and the glass package
- Two-panel vs. three- or four-panel slider
- Rot at the sill or rim once the old door is out
- Siding around the door and how the outside is trimmed
- Deck height or walkout grade, and whether staging is needed
- Painting the new casing, quoted as its own line
Send a photo of the whole door from inside and outside, a close-up of the floor at the sill, and the label on the frame if you can find one.

Situations and options
Same-size slider
The most common Maple Grove swap: a new two-panel slider in the builder opening, with a better glass package and a pan under it.
Walkout slider at grade
A walkout door sits close to the ground, so the outside sill, the flashing and the grade in front of it get extra attention to keep water out.
Slider to French doors
If you would rather have hinged doors, the opening can usually take a French patio door. See our slider-to-French conversion page for what changes.
Patio Door Replacement in Maple Grove, MN: questions, answered
Why do so many Maple Grove patio doors fail at the same time?
Much of Maple Grove was built in large phases by production builders, so the same sliders went into whole streets in the same years. They wear on the same schedule. When the door next door starts dragging or fogging, yours is usually close behind.
Is the floor rot in front of my slider a big problem?
It means water has been getting under the sill, usually because the old door was set without a pan or the outside is not flashed. Left alone it spreads into the subfloor and rim joist. We cut out the soft wood and replace it before the new door goes in, and the new door goes on a pan so it does not happen again.
Can you replace a walkout patio door in Maple Grove?
Yes. A walkout slider is replaced the same way as a deck slider, with extra care at the outside sill because it sits close to the grade. We check that the ground slopes away and that the sill is flashed and sealed.
Do I need a permit to replace a patio door in Maple Grove?
A same-size door replacement often does not need one, but rules vary by city and change when the opening is resized. We check with the City of Maple Grove building department for your job and pull a permit if one is required.
Can I keep my screen with a new sliding door?
Usually no. The new door comes with its own screen made for its track. We set and adjust it so it rolls and latches. The old screen goes out with the old door.
How do I get a quote for a patio door in Maple Grove?
Send photos of the door inside and out and a close-up of the sill, and we reply within one business day. An free in-home estimate is the other way: we come out and measure. JMB Builders, Zimmerman, MN license BC809005.
