Patio door replacement in Minneapolis, MN: JMB Builders measures the opening, orders the slider or hinged patio door you pick, removes the old one, repairs the sill and subfloor, sets the new door in a pan with flashing, and trims it to the house, whether that is stucco, lap siding or brick. Priced per door. Send photos and we reply within one business day.

  • Priced per door, the door included
  • Stucco, siding and brick openings
  • Sill and subfloor repair quoted from photos
White gridded sliding patio door on dark gray siding with a clean patio slab

Few Minneapolis houses from the 1910s to the 1940s were built with a patio door. Most were added later: a slider cut into the back wall during a kitchen remodel, a door off a rear addition, a dining room opened to a new deck. Those doors are now tired aluminum or early vinyl sliders, and many were set without a sill pan into a wall that was not first framed for a wide opening.

So taking one out often shows more than a worn track. We look for a header that was undersized for the span, a rim joist soaked under the sill, and stucco that was patched tight to the frame with no flashing behind it. Stucco gets cut back cleanly, the new door is flashed and the patch is finished to meet it. Lap siding and brick each get their own trim detail.

In a house with stained fir or oak woodwork, a clad-wood door with a wood interior can be stained to match, or a hinged French door can replace the slider where it suits the house better. Our job log has nine window and door installs in Minneapolis from December 2025 through September 2026, all for dealers and builders; homeowners here and in Crystal and Golden Valley can hire us directly. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your pick of slider or hinged door, frame material, color and glass
  • Which side the moving or active panel should be on
  • Photos of the door from inside and outside and a close-up of the floor at the sill
  • Stain or paint color if you want the interior finished to match the room

What JMB supplies

  • Measurement of the opening and the order for the new patio door and screen
  • Removal and haul-away of the old door, frame and trim
  • Repair of the subfloor, rim or framing at the sill; a header that is too small is sized by an engineer when needed
  • Sill pan, flashing tape, low-expansion foam and sealant
  • Stucco cut back and patched, or siding or brick trimmed to the new frame
  • Rollers, lock and screen adjusted so the door slides or swings and latches
  • Interior casing matched to the room or a standard profile
  • A check with the City of Minneapolis building department and the permit when one is needed

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • The door: vinyl, fiberglass or clad wood, slider or hinged French
  • Same-size replacement vs. changing the width or the header
  • Rot in the subfloor, rim or framing under the old sill
  • Stucco, lap siding or brick around the opening
  • Matching stained casing vs. a painted standard profile
  • A deck, landing or steps that have to be worked around at the sill
  • Staining or painting, quoted as a separate line

Send the door from both sides, the floor at the sill and a wide shot of the outside wall so we can see the siding.

How long it takes

One two-panel slider in a sound opening: most of a day. A stucco patch, sill repair or a slider-to-French change adds time. The door is ordered after you approve the quote.

Situations and options

Slider for slider

Same size, same layout, new frame and glass. The most common Minneapolis patio door job, often with sill repair underneath.

Slider to hinged French doors

A pair of hinged doors in the same opening suits many older homes. The swing needs clear floor space inside; see our conversion page.

Clad-wood door with a wood interior

Aluminum or vinyl outside, wood inside that can be stained to sit next to original woodwork.

Patio Door Replacement in Minneapolis, MN — Sliders and French Doors: questions, answered

Do I need a permit to replace a patio door in Minneapolis?

A same-size replacement is often treated differently from widening the opening or changing the header. We check with the City of Minneapolis building department for your door and pull the permit when one is needed. Any fee is listed on the quote.

Can a patio door be replaced in a stucco house without wrecking the stucco?

Yes, with a clean cut. We cut the stucco back a few inches around the frame, flash the new door to the wall behind it, and patch the stucco back to the new trim. The patch is finished to blend; an exact color match on old stucco is not always possible, and we say so up front.

Can I replace my slider with French doors in an older Minneapolis house?

Usually, in the same opening. Hinged doors need room inside to swing, so look at where the table and chairs sit. The quote lists the door, any framing change and the trim, and we confirm the swing direction before ordering.

Can a new patio door have a wood interior that matches my stained trim?

Yes. Clad-wood doors have a weather-resistant exterior and a wood interior that can be stained. We stain it, or leave it ready for you, and the new casing is milled and finished to blend with the room.

Why does my old patio door frost up and feel cold at the bottom?

Older aluminum frames carry cold straight through, and worn weatherstrip lets air in along the track and the sill. Frost on the track and water on the floor are signs the door is past adjusting. A new door with an insulated frame, set in a sill pan, fixes both.

How long does patio door replacement take in Minneapolis?

Most of a day for a two-panel slider in a sound opening, and the old door does not come out until the new one is on site. A stucco patch, sill rot or a French door conversion can add time. The wait before that is the door order.
