Entry door replacement in Otsego, MN is usually the first one the house has had: the original builder door in a 2000s home, with failed seals, a worn threshold or rot at the jamb from an install without a sill pan. We measure, order a steel or fiberglass prehung door, repair the opening, set it in a pan with flashing and trim it. JMB Builders is based in Zimmerman. Priced per door.

  • Priced per door, door included
  • First replacement for builder doors
  • Rushed original installs corrected

Otsego is young, so most front doors here are the ones the builder put in. On homes from the early 2000s those doors are wearing out together: weatherstrip flattened, corner pads gone, the adjustable threshold worn down, and paint failing along the bottom of a steel slab.

Some of what we find is not wear but the original install. A door set in a hurry, with no sill pan and the flashing tape lapped the wrong way, can leak into the floor for years before anyone sees it. When the old door comes out we look at the sill plate, the subfloor and the bottom of the framing, fix what is soft, and set the new door the way it should have gone in.

Split-entry and two-story homes from those decades often have a front door with sidelites, or a door that faces open field with nothing to block the wind. We size the order to the rough opening, pick a weatherstrip that seals against that exposure, and check with the City of Otsego building department about a permit before the work starts.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the door from both sides, and a close-up of the threshold and the bottom of each jamb
  • Steel or fiberglass, glass and sidelite choices, and color
  • Lockset and deadbolt finish, or a smart lock you already own
  • Paint color if you want the door or trim painted — painting is quoted as a separate line

What JMB supplies

  • Measurement and the order for a prehung door in the right size and swing
  • Removal and haul-away of the old door and frame
  • Repair of soft sill plate, subfloor or framing at the jamb
  • Sill pan, flashing tape lapped shingle-style, foam, sealant and shims
  • Exterior trim and interior casing, or new casing where the old opening had drywall returns
  • Lockset, deadbolt and weatherstrip adjusted so it latches and seals
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Single door vs. a door with one or two sidelites
  • Steel vs. fiberglass, and how much glass
  • Rot from the original install once the old door is out
  • Adding wood casing where the builder left drywall returns
  • Smart lock or handleset vs. a basic lockset
  • Painting the door and trim, as its own line

Close-ups of the bottom of both jambs tell us whether the original install has been leaking.

How long it takes

One entry door: about a day on site. A unit with sidelites, or rot from the original install, can add time. The door is ordered after you approve the quote.

Situations and options

Builder steel door

The original steel door is replaced with a new prehung unit, steel or fiberglass, in the same opening, with a pan and new flashing.

Door with sidelites

Common on split-entry and two-story homes from the 2000s. The whole unit is replaced together so the sidelites and door seal as one.

Correcting the original install

Where the first door leaked into the floor, the soft wood is cut out and replaced and the opening is flashed correctly before the new door goes in.

Entry Door Replacement in Otsego, MN for 2000s Builder Homes: questions, answered

Do you replace front doors in Otsego, MN?

Yes. JMB Builders is based in Zimmerman and replaces entry doors in Otsego, mostly the original builder doors in 2000s homes. You pick the door; we measure, place the order through ABC Supply and handle the install and trim. We reply to photos within one business day, and free in-home estimates are available too.

My house is only twenty years old. Why is the front door already leaking?

Often because of how it was set, not the door itself. A door installed without a sill pan, or with flashing lapped wrong, lets water past the threshold, and it soaks the floor slowly. Weatherstrip and threshold wear make it worse over time.

Can you add wood trim around the new front door?

Yes. Many Otsego homes have drywall returns around the door. We can case it in wood when the new door goes in, and match the casing to other rooms if you have trimmed them. Painting is quoted as a separate line.

Should I replace the sidelites with the door?

Usually, yes. On most builder units the door and sidelites share one frame and one sill. Replacing the whole unit gets one continuous pan and flashing under all of it.

Do I need a permit to replace my front door in Otsego?

That turns on the scope: a like-for-like swap versus a widened or reframed opening. We check with the City of Otsego building department before the work starts and pull a permit when one is required.

Do you also replace entry doors in Elk River and Monticello?

Yes. We work in Elk River, Monticello, Albertville and St. Michael, and replace builder doors from the same era the same way.
