Entry door replacement in Monticello, MN: JMB Builders measures the opening, orders a prehung steel or fiberglass door in the swing and jamb width the wall needs, pulls the old unit, repairs any rot at the sill, sets the new door in a pan with flashing and trims it inside and out — matched to the old casing in the river-town core. Each door is priced on its own; photos get a reply from us within one business day.
- Priced per door, door included
- Old-house casing matched or milled
- Sill pan and flashing on every door

Monticello has two kinds of front doors to replace. In the old river-town core near the Mississippi, the door often sits in a wide, stained casing with plinth blocks at the floor, in a frame that has been shimmed, weatherstripped and painted over by several owners. In the 1990s-and-newer neighborhoods out toward I-94, it is a builder-grade steel prehung whose threshold has started to leak and whose jamb feet are going soft.
The older doors are rarely a standard size. We measure the rough opening once the inside casing is off, and order a prehung unit to fit it rather than forcing a stock size in with oversized shims. The original casing is saved and reset when it comes off clean; when it splits, we match it as closely as stock or built-up profiles allow and finish it to blend.
In the newer subdivisions the job is quicker but the failure is the same one we see everywhere: water at the sill. An entry on a weather-exposed side of the house, where wind drives rain and snow at the bottom of the door, is where a sill pan and properly lapped flashing earn their keep. We set every Monticello door that way and close the opening the same day.

What you supply
- Your pick of steel or fiberglass, glass layout, color and swing
- Lockset and deadbolt finish, or hardware you already own
- Photos of the door from both sides and a close-up of the threshold
- Paint or stain color for new trim — painting is quoted as a separate line, or leave it primed and caulked and paint it yourself
What JMB supplies
- In-person measurement and the order for a prehung door sized to the opening
- Removal and haul-away of the old door, frame and any trim that cannot be saved
- Rot repair at the sill plate, subfloor and jamb area, shown to you in photos first
- Sill pan, flashing tape, low-expansion foam and exterior sealant
- Original casing reset, or new casing milled to match the old profile in older homes
- Lockset, deadbolt, strike and weatherstrip adjusted so the door latches and seals
- Photos of the finished door in your job folder
How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Steel or fiberglass, glass lites, and factory-finished or primed
- A standard size vs. an older opening the door is ordered to fit
- Rot at the sill, jamb feet or subfloor once the old door is out
- Saving original casing vs. milling and finishing new trim to match
- Siding or masonry around the opening and how the outside is trimmed
- Sidelites or a storm door that comes off and goes back on
In an older Monticello home, add a photo of the inside casing and the floor at the threshold so we can see what has to match.
How long it takes
One entry door in a sound opening: about a day. An older opening with rot or trim to match can run into a second day. The door is ordered after you approve the quote.

Situations and options
River-town core homes
Odd-sized openings, wide stained casing and plinth blocks. The door is ordered to the measured opening and the trim is saved or matched so the entry still looks like the rest of the house.
1990s-and-newer neighborhoods
Standard prehung sizes with a leaking threshold or soft jamb feet. Usually a same-size swap with the sill rebuilt and a pan under the new door.
Door you already bought
If a door from a lumberyard or big-box store is already in the garage, we install it the same way, labor only, and tell you before we start if it will not fit the opening.
Front Entry Door Replacement in Monticello, MN: questions, answered
Do you replace entry doors in Monticello, MN?
Yes. Monticello is in Wright County at the western edge of the area we cover from our base in Zimmerman, and we replace front and back entry doors across the city, from the older homes near the river to the newer neighborhoods along I-94. Text or email photos of the door for a reply within one business day, or set up a free in-home estimate.
Can a new front door fit an old house in Monticello without changing the trim?
Usually. We measure the rough opening behind the casing and order a prehung door to fit it, so the opening does not have to be cut down or built out. The original casing comes off carefully and goes back on when it is sound. If it splits, we match it as closely as stock or built-up profiles allow and finish it to blend with the rest of the entry.
Why does the bottom of my front door frame keep rotting?
Water is getting under the threshold and has nowhere to drain. Most older doors were set without a sill pan, so every storm that drives rain at the door soaks the jamb feet and the subfloor. We cut out the soft wood, rebuild the sill area and set the new door in a pan with flashing lapped over it so water runs back out.
Does the City of Monticello require a permit to replace a front door?
It depends on the job. A same-size door swap and a door that changes the size of the opening are treated differently by most cities. We check with the City of Monticello building department before the work and pull a permit when one is required.
Steel or fiberglass for a front door that faces the weather?
Both work when the door is set right. Fiberglass holds up to sun and wet weather without denting and can be stained to look like wood, which suits an older house. Steel is a tough, simple door that needs its paint kept up. We show you both and order the one you pick.
Do you also work in Big Lake and Otsego?
Yes. Big Lake and Otsego are both next door to Monticello and inside our regular service area, along with Albertville and Buffalo. The same crew, the same install steps and the same quote process apply in each town.
