Finishing a basement bedroom in a 1990s-or-newer Cambridge house, or under an older in-town home?

Reply within one business day. Or call / text 763-204-2099.

Egress window installation in Cambridge, MN, done start to finish by JMB Builders: the yard dug out, the basement wall cut new or the old window opening enlarged, a header where the wall needs one, the window set and sealed, the well anchored on drainage gravel, and the inside trimmed. Most cities require a permit for this; we check with the City of Cambridge building department and pull it. Priced per window.

Red-framed slider windows set at grade in a white stucco wall

Most egress calls in Cambridge come from basement finishes. The city's 1990s-and-newer neighborhoods were built with unfinished lower levels and small hopper windows set high in the foundation. When an owner frames a bedroom down there, that hopper is not a legal way out. The fix is a bigger opening, cut lower, with a well outside wide and deep enough to climb out of.

The early-1900s and mid-century houses in town are a different dig. The foundation may be block, poured concrete or older masonry, the basement is often shallower, and the side yard can be tight. We look at the wall from inside and out before quoting, because what the foundation is made of decides how it is cut and whether a header goes over the opening.

Winters run colder here than in the core metro, and a well that holds water turns into a block of ice against the glass. So the well sits on drainage gravel and the grade is sloped away from it. Most cities require a permit to cut a foundation opening; we check with the City of Cambridge building department, pull it and book the inspection.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the basement wall from inside and outside, and of what sits on the ground there
  • Which room the window serves and whether the basement is framed or finished yet
  • Your pick of casement or slider, frame color and well style
  • Paint color for the interior trim, or leave it primed and caulked and paint it yourself

What JMB supplies

  • Gopher State One Call locate before any digging
  • Permit application with the City of Cambridge building department
  • Excavation, wet-saw cut of the foundation and haul-away of the concrete
  • Header over the opening where the wall needs one, sized by an engineer when required
  • Treated buck, the egress window, sill pan, flashing and sealant
  • Well anchored to the foundation, drainage gravel and backfill
  • Drywall returns or wood jamb extensions and casing inside
  • Photos of the finished window and well in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Enlarging an existing basement window vs. cutting a new opening in solid wall
  • Poured concrete, block or older masonry foundation
  • How far below grade the cut goes and the size of the well
  • A deck, AC unit, meter or landscaping in the way of the dig
  • Well style and whether you want a cover
  • Interior finish: drywall returns, wood jamb extensions or an unfinished wall
  • The permit fee set by the City of Cambridge

Send a photo of the wall inside and out, a wide shot of the yard on that side, and say whether the bedroom is framed yet.

How long it takes

Plan on two to three working days per egress window from the first shovel to the last piece of casing, then the city inspection. The cut opening is never left uncovered overnight.

Situations and options

Bedroom in a 1990s–2000s basement

The common Cambridge job: an existing hopper in a poured or block wall cut wider and lower, a casement set in its place, and a well added outside. Doing it before the basement is drywalled keeps the inside work simple.

Older in-town foundation

A shallower basement and an older wall get a closer look first: how the wall is built, what bears on it above the cut, and how close the neighbor's lot line is. The quote says what the wall needs before anything is cut.

New opening where there was no window

A cut in solid wall, placed away from beams, posts, the main panel and the plumbing. A header goes in where the wall requires one.

Egress Window Installation in Cambridge, MN: questions, answered

Do I need a permit for an egress window in Cambridge, MN?

Cutting or enlarging a foundation opening needs a building permit in most cities. We check with the City of Cambridge building department for your address, apply for the permit and schedule the inspection. The permit fee is its own line on the quote.

Should the egress window go in before or after I finish the basement?

Before is easier. With the walls open, the cut, the header and the interior returns go in without tearing out new drywall, and the bedroom wall can be framed around the finished opening. After works too; we protect the room and patch the drywall to the new opening.

Can you cut an egress window in an older Cambridge foundation?

Usually, yes. Poured concrete and block cut cleanly with a wet saw. Older masonry needs a closer look at how it is laid up and what sits on it, and if the wall needs a header sized by an engineer, that is on the quote before any cutting starts.

Why does an egress well fill with water or ice in winter?

A well set on clay with no gravel under it holds water, and in a cold Isanti County winter that water freezes against the window. A well done right is anchored to the foundation on a bed of drainage gravel with the soil around it sloped away from the house. A cover keeps snow out but has to open from inside without tools.

Do you put in egress windows in towns near Cambridge?

Yes. We install them across Isanti County, including Isanti and North Branch, from our base in Zimmerman. The job and the way it is priced are the same; the permit goes to whichever city or county covers the address.

How do I get a quote for an egress window in Cambridge?

Send photos of the basement wall from inside and outside and a wide shot of the yard on that side, and we reply within one business day. Or book a free in-home estimate and we look at the wall and the grade in person. Either way the quote lists the cut, the window, the well, the trim and the permit.
