To replace windows in 2000s builder homes, JMB Builders measures every opening once, checks which units have failed seals, warped sashes or leaking mulls, and quotes the whole house with each window listed. The windows are ordered together through ABC Supply and installed room by room across the Twin Cities metro. Priced per project. - Fogged seals, warped sashes, leaking mulls
- Every window checked, every window listed
- Free in-home estimate or photos

Houses built in the 2000s building boom got the window package the builder picked, usually an entry-level vinyl line. Around twenty years in, the same things show up: fog between the panes, sashes that bow and let air past the lock, sliders that drag, and water at the joint where two units were mulled together over a sink or in a stair.
The first question is whether to fix or replace. A few fogged units in an otherwise sound house can get new glass, and some owners still have window paperwork worth checking first. When fog, drafts and leaks show up across the house, a whole-house swap is usually the better spend. We look at every unit at the measure and tell you which group your house is in.
These houses usually have sound framing, house wrap and drywall returns, so many openings take an insert with clean returns. Openings with leaks or rot go full-frame so the flashing can be redone. The 1990s builder-grade page covers the generation before this one.

What JMB supplies
- One measure of every opening, noting fogged units and leaks
- Windows ordered as one package through ABC Supply
- Old units out; framing checked; rot repaired and quoted first
- Insert or full-frame set opening by opening, flashed and sealed
- Mulled units rebuilt with a flashed mull joint
- Drywall returns or casing finished; exterior trim or capping
- Floor protection, haul-away, painting as a separate line
How it is priced: per project
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of windows and how many are mulled groups
- Insert vs. full-frame where water got in
- Two-story walls and windows over roofs
- Patio door added to the same order
- Window line, color, glass package and grilles
- Rot in sills or framing under leaking units
How long it takes
Lead time depends on the brand and is written on the quote. On site, most 2000s houses take about one to two weeks, mostly inserts.

Situations and options
Replace just the failed glass
When only a few units are fogged and the frames are sound, new sealed glass in the old sash can be quoted. It does not fix drafty or warped sashes.
Whole-house swap
Every window measured and replaced in one order. Best when fog, drafts and sticking sliders are showing up in most rooms.
Worst rooms first
Bedrooms and the leaking mulled units first, the rest next year in the same line and color. The line-item quote makes the split simple.
Replace Windows in 2000s Builder Homes — Fogging, Warped Vinyl: questions, answered
How long do builder grade vinyl windows last?
It varies with the line, the sun exposure and how they were installed. Many builder-grade vinyl windows from the 2000s are now showing failed seals and warped sashes. The way to know for your house is to look at each unit, which is what the measure visit does.
My 2005 house has fogged windows. Should I replace them all?
Not automatically. If a few units are fogged and the rest are tight, new glass in those sashes may be enough. If fog, drafts and sticking sashes are spread across the house, a whole-house replacement usually costs less per window than doing them one at a time.
Are my original windows still under the manufacturer's warranty?
Check any paperwork from the builder or the labels on the window frames, and contact the manufacturer with the details. Coverage and whether it transfers to a second owner depend on that manufacturer's terms.
Why does water come in where two windows are joined?
The mull joint between two units has to be sealed and flashed as one unit. On many builder installs it was only caulked, and once the caulk fails water runs into the wall. Those openings are done full-frame so the joint and the flashing below it are redone.
Can new windows go in without tearing up my drywall returns?
An insert usually leaves the returns in place and only needs the edges finished. A full-frame window disturbs the return around the opening, which is patched and finished. The quote says which openings are which.
Is a whole-house window quote broken out by window?
Yes. Every opening has its own line with style, size and install type. That makes it easy to compare with another quote, drop a window or phase the job.
