When do I pay contractor on insurance claim work? On a window and door job with JMB Builders, the deposit comes after the claim is approved and the first check arrives, and it orders the windows and doors. The balance is due when the work is done, and recoverable depreciation follows the final invoice. You pay by check or direct deposit, never before the adjuster has written a scope. Twin Cities metro.

  • No payment before the claim is approved
  • Deposit orders the windows and doors
  • Balance at completion; depreciation after

A claim job pays out in pieces, and the contractor's payment schedule should line up with them. On a replacement-cost policy the insurer usually sends the actual cash value first, holds back the depreciation, and releases it after the work is invoiced. If a mortgage company is on the check, it may release the money in draws. A sensible schedule asks for money when you have it and for work that has been done, not before.

Here is how it runs with us. Nothing is paid before the adjuster has written a scope and the claim is approved. When the first check arrives, a deposit is due, and it goes to ordering the windows and doors, which are made to order and are the biggest cost on the job. The balance is due when the work is finished and you have walked it, with the final invoice matched to the adjuster's scope line by line. That invoice is what you send to release the recoverable depreciation, so the depreciation check usually arrives after the balance is due, not before.

Your deductible is part of what you pay, by law. Minnesota law does not allow a contractor to waive, rebate or pay it, and we do not. Upgrades you choose beyond the scope are on their own lines and paid directly. Payment is by check or direct deposit; we do not take payment links. If a lender is holding the money in draws, we set the payment points to match their schedule.

Situations and options

Standard claim

Deposit from the first check orders the windows and doors. Balance when the work is done. You send our final invoice to your insurer to release the depreciation.

Mortgage company on the check

The lender endorses the check or holds it and releases draws. We set the deposit and balance to the lender's stages and send the paperwork each draw needs.

Supplement after the start

Items added by supplement are invoiced on their own when approved, so the original balance is not held up waiting on them.

Paid directly, no claim

Damage under the deductible or a claim you chose not to file. Same schedule: deposit to order, balance on completion, by check or direct deposit.

When Do I Pay Contractor on Insurance Claim — Deposit to Final: questions, answered

When do I pay the contractor on an insurance claim?

With JMB Builders, nothing before the claim is approved. A deposit is due when the first insurance check arrives, and it orders the windows and doors. The balance is due when the work is finished and walked. The recoverable depreciation usually comes after that, once you send our final invoice to your insurer.

Why does the contractor want a deposit on an insurance window job?

Windows and doors are made to order for each opening and are the biggest cost on the job, and they cannot be returned once built. The deposit pays for ordering them. It comes from the first insurance check, so you are not paying out of pocket ahead of the insurer.

Should I pay a contractor before insurance pays?

Not for work on a claim that has not been approved. Wait for the adjuster's scope and the first check before any deposit. Be wary of anyone who wants a large payment before the adjuster has been out, or who wants you to sign over the check.

Do I have to wait for the depreciation check to pay the final balance?

Usually the depreciation is released only after the insurer gets the final invoice, so the balance is due first. That is how replacement-cost policies work: the insurer pays the rest once the work is proven done. Ask your adjuster how long the release takes so you can plan for it.

Can the contractor be paid straight from my insurance company?

We are paid by you, by check or direct deposit; we do not take an assignment of benefits or payment links. The insurance checks come to you, and to your mortgage company if it is on the policy. You decide how and when to pay us from them, on the written schedule.

Is the deductible part of what I pay the contractor?

Yes. The insurer subtracts the deductible from what it pays, so it is your share of the job. Minnesota law does not allow a contractor to waive, rebate or pay any part of it, and we do not. It is simply part of the balance.
